This can tell you a lot about how motivated they are and how much room there might be to negotiate.

2: How long has the home been on the market?
If it’s been sitting for a while, we may have more leverage. If it’s new and getting a lot of attention, we may need to move quickly and strategically.

3: Any recent repairs or big-ticket updates?
Think roof, AC, plumbing, electrical. These are expensive items. You want to know what’s been done, and what might be coming up.

4: What do average utility costs look like?
A home can fit your budget on paper but blow it in monthly bills. Utilities give you a clearer picture of the real cost of living there.

5: Are there any known neighborhood changes coming?
