One of the biggest mistakes buyers make in an AS-IS contract? Not fully understanding the inspection period ⚠️

The inspection period begins on the EFFECTIVE DATE of the contract and is counted in calendar days, not business days. More importantly, all negotiations and agreed upon changes must be completed in writing BEFORE the inspection period expires in order to fully protect the buyer’s deposit.

Simply submitting a repair request is not enough if the seller has not agreed prior to expiration. If the deadline passes and the buyer cancels afterward, their deposit could be at risk.

If the seller is non-responsive, you may need to request an extension or even cancel before the inspection period expires to protect yourself.

Understanding timelines in a real estate contract is critical 🏡
