REALITY: VA loans close on timelines comparable to conventional financing. What takes forever is a lender who doesn't know the product.

I want to be precise about this because the myth costs service members offers.

The VA does not underwrite your loan. Your lender does. The VA guarantees a portion of it. So when someone tells you ""the VA is slow,"" what's usually happening is one of these:

The lender has no dedicated VA underwriter, so your file sits in a general queue behind conventional loans nobody has to think as hard about.

The lender ordered the appraisal late. VA appraisals go through a specific assignment system and they can't be rushed the way a conventional one sometimes can. Ordering it on day 3 instead of day 12 is entirely within the lender's control.

The lender didn't collect the Certificate of Eligibility upfront. This is a five-minute problem that becomes a two-week problem when it's discovered at underwriting.

The lender didn't know how to handle a Tidewater notice and let the appraisal issue sit.

Notice the common element.

I've had VA deals close in under 30 days. I've also watched them drag past 50 — every single time with a lender who was learning on my client's transaction.

Pick the lender before you pick the house. It matters more than almost anything else in the process.

Labor Day. Most people are off. I'm not — and I want to explain why that's not a complaint.

⚓ In the Navy, I was an EOD Tech. The job had one rule underneath all of it: the work happens on the timeline the situation demands, not the timeline that's convenient for you.

💣 Nobody schedules a problem around your weekend.

🏡 Real estate isn't that job. Nothing about it is that job, and I'd never pretend otherwise.

✅ But that rule carried over.

📲 Because here's when my clients are actually available:

🚗 Sunday afternoons
🌙 8 PM on a Wednesday, after the kids are asleep
🗓️ Holiday weekends — when a family finally has three straight days to drive neighborhoods together and figure out where they want to live

"🎖️ He got orders on a Tuesday. He had ten days of house-hunting leave. He'd never bought a home before.

That's the situation a lot of you are in right now, so I'm going to walk through exactly how this one went.

Day 1: of leave: We didn't look at a single house. We spent it with his lender getting a real pre-approval — not a pre-qualification letter, an underwritten approval. That decision is why the rest of this worked.

Days 2-3: Eleven showings across Brandon, Riverview, and south Tampa. I front-loaded the schedule on purpose. When you're on a clock, you need to see enough inventory fast enough to calibrate what your money buys.

Day 4: He narrowed to two. We went back to both, in the evening, so he could see the traffic and the noise at the hour he'd actually be coming home.

Day 5: Offer written. Underwritten approval attached, lender's cell number attached, closing timeline matched to his report date. Accepted the same day.

Days 6-10: Inspection scheduled and completed before his leave ended, so he was physically present for it.

He flew back to his unit. I handled the rest — repair negotiation, appraisal, title, the whole thing — with updates by text because his schedule didn't allow phone calls.

Closed on time. His family moved in two weeks before his report date.

"Your Florida homeowners insurance renewal came in and the number went up again. Here's what you can actually do about it — beyond just paying it.

Most people open the renewal, wince, and pay. There's more leverage here than that.

1. REQUEST YOUR CLUE REPORT. It's the claims history database insurers use, and it covers the property, not just you — including claims filed by previous owners. Errors on it are common and they cost you money. You're entitled to a free copy.

2. GET A CURRENT WIND MITIGATION INSPECTION. If yours is more than five years old, or you've replaced the roof, re-opened windows, or added shutters since, a new report can produce real credits. In Florida this is frequently the single largest available discount and people leave it on the table.

3. GET A FOUR-POINT IF YOUR HOME IS OLDER. Roof, electrical, plumbing, HVAC. If you've updated any of those, document it. Insurers price to the oldest system they know about.

4. RE-SHOP IT PROPERLY. Not one quote — have an independent agent run you across multiple carriers, including the ones that don't advertise. The Florida market has shifted and carriers that weren't writing two years ago are writing now.

5. RE-EXAMINE YOUR DEDUCTIBLE AND YOUR DWELLING COVERAGE. You insure to rebuild cost, not market value. Some people are paying to insure a number that includes their land.

None of this is exciting. It routinely saves people four figures a year.

REALIDAD: No. Estados Unidos no restringe la compra de bienes raíces residenciales por nacionalidad ni por estatus migratorio. Puedes comprar siendo extranjero sin residencia, sin visa, y sin haber pisado el país.

Lo que sí necesitas es resolver tres cosas:

IDENTIFICACIÓN FISCAL. Un ITIN si vas a financiar. Se solicita al IRS y toma tiempo — empieza ese trámite antes de buscar casa, no después de firmar un contrato.

FINANCIAMIENTO. Si pagas en efectivo, el proceso es directo. Si necesitas préstamo, existen productos para compradores extranjeros: normalmente entre 25% y 35% de enganche, tasas algo más altas, y documentación de ingresos de tu país. Es más papeleo, no es imposible.

ESTRUCTURA Y RETENCIÓN. Aquí es donde la gente se equivoca caro. Comprar a nombre personal versus a nombre de una LLC tiene consecuencias fiscales distintas, y al vender aplica una retención federal para extranjeros (FIRPTA) que sorprende a muchos. Esto se decide ANTES de comprar, con un contador especializado.

"🎖️ Not every lender who says they ""do VA loans"" actually does VA loans.

I've watched service members get slow-walked by loan officers who had a VA product on the menu and had closed maybe two of them. It costs you time, and in a competitive offer it can cost you the house.

Here are the five questions I tell every military client to ask before they pick a lender. If the answers are vague, keep shopping.

1. ""How many VA loans did you personally close last year?"" You want a number, not ""we do a lot of those."" Under ten and you're probably their training case.

2. ""Do you have a dedicated VA underwriter, or does it go into the general queue?"" Dedicated underwriting is the single biggest predictor of a smooth close.

3. ""What's your average VA close time over the last six months?"" Same answer format — a number.

4. ""How do you handle a Tidewater notice?"" If they don't immediately know what that is, that's your answer. It's the process when an appraisal is coming in below contract price, and how they handle it determines whether your deal survives.

5. ""Will you get on the phone with a listing agent to back up my offer?"" The ones who say yes are the ones who help you win.

I keep a short list of lenders in Tampa Bay who clear all five. It's short for a reason. Message me and I'll send it — no referral fee involved, I just don't want you finding out on day 25.

This is the one that keeps people stuck for years, so let me give you the actual framework instead of ""it depends.""

SELL FIRST if:
You need the equity from your current home to make the down payment. This is most people, and there's nothing wrong with it. You'll know exactly what you have to work with, your offer on the next house will be clean and non-contingent, and you'll negotiate from strength. The trade-off is you may need a short-term rental or a leaseback in between.

BUY FIRST if:
You can carry both payments for at least three months without it hurting, or you have access to a bridge loan or HELOC you've already been approved for. Don't assume you'll qualify — go get the approval before you make this plan.

WHAT USUALLY ACTUALLY HAPPENS:
We list your home and simultaneously start looking. When you go under contract on yours, you write on theirs with a shorter timeline that lines up. It requires coordination and a seller willing to work with a sale contingency, but I do this several times a year and it works more often than people think.

The version that goes badly is the one where nobody planned the sequence and both closings land on the same day with no cushion.
