Sometimes selling isn't about getting out of the house as quickly as possible. Sometimes you just need the timing to work. 🏡

This Tacoma homeowner was getting ready for a move to Texas. He knew he wanted to sell, but he didn't want to list the house and spend the next few months wondering when—or if—it would close.

At the same time, he wasn't ready to move out right away. He needed until September to get everything packed and figure out the next step.

So we found a way to make both work.

We arranged a rent-back with the buyer, which allowed the sale to close early while giving the homeowner the extra time he needed to stay in the house and prepare for his move.

Sometimes life changes overnight.

A fire badly damaged this family's home in Tacoma, and thankfully, everyone made it out safely. ❤️

Afterward came everything you don't really think about until you're in the middle of it—insurance, cleanup, asbestos concerns, repair estimates, paperwork, and figuring out what to do with the property next.

The homeowner's granddaughters stepped in to help manage everything, including one who was doing what she could from across the country. Eventually, the family realized rebuilding wasn't the path they wanted to take. They were ready to be done with the property and move forward.

That's where we came in.

There were still some probate and POA details to work through, but everyone stayed on top of the paperwork and things came together much faster and smoother than expected.

Less than a month after going under contract, the property was officially closed. 🏡

For a couple of years, this homeowner had been thinking about moving to Las Vegas to be closer to her dad.

She didn't want to wait until she had to make the move. She wanted to go while he was still active so they could actually enjoy that time together. She was just waiting for her daughter to graduate first.

Well, she graduated—and it was finally time. ❤️

The homeowner didn't want to spend months painting, fixing up the yard, staging the house, or constantly trying to get three big dogs out of the way for showings. She just wanted a way to sell that made the move a little less complicated.

We were originally hoping to close last week, and she had already moved out and was ready to go. A couple of last-minute issues slowed us down, but thankfully, we still got everything wrapped up ahead of the date we originally promised her. 🙌

Selling the house you grew up in is different from selling just any house. 🏡🤍

This Tacoma home had been in the family for years. After the homeowner inherited it from his mom, he wasn't ready to make any quick decisions—and honestly, we can understand why.

For the next year, he and his daughter continued taking care of the house. They painted, handled small repairs, kept up with the yard, and made sure the home was looked after even though nobody was living there.

Eventually, he decided he was ready to let it go.

Once we got started, things moved much faster than anyone expected. The home was cleaned up, prepared for the market, and we found the right buyer—allowing us to close almost seven weeks earlier than originally planned. 🙌

We even had one last surprise when the seller was out of state when it was time to sign. Thankfully, we were able to arrange everything remotely and keep the closing on track.

This one took a lot more work than anyone expected.

The home in Hoodsport belonged to a 95-year-old homeowner, with her daughter helping take care of everything. It had been sitting vacant, and after trying to sell it before without any luck, the family was ready to see if there was another way forward.

The house itself wasn't the problem. It was clean, well cared for, and in great shape.

The tricky part? It sits on leased land.

That one detail turned what seemed like a pretty straightforward sale into months of figuring things out behind the scenes. We had trouble finding the right title company, had legal questions to work through, and had to extend the closing more than once.

We completely understood why the family was getting frustrated. From their side, it probably felt like things just weren't moving.

But our team kept at it.

Eventually, we found the right people who understood the situation and could help us get everything across the finish line.

We weren't sure this one was going to close.

The homeowner was ready to move on from Washington and start fresh in Idaho. He wanted to get there as soon as he could, so we knew we didn't have much time to figure things out.

Then we hit a point where time was running out and we still didn't have the right buyer. It was getting close. Really close.

Thankfully, we found someone just in time and got another week to make it happen. Then, because apparently this deal wasn't stressful enough already, we ran into septic issues. 😅

That meant another week of delays and a lot of back-and-forth trying to get everyone on the same page.

But we got there.

The house is officially closed, and the seller can finally put this behind him and focus on his move to Idaho.

Not every closing is pretty or easy. Sometimes you just keep working the problem until you get it done.

Some homes just take a little more time to find the right buyer. 🏡

That was the case with this one in Gig Harbor.

The homeowners were getting ready to move out of state and wanted to make the selling process as easy as possible. The home sat on nearly two acres, had a lot of great updates, and definitely wasn’t your typical property.

Things started a little slower than we hoped, but we stayed patient and kept working at it. Eventually, the right buyer came along. 🙌
