Did we under price it? No. It appraised very close to list price but we did create tremendous value by working with the sellers to make sure it was immaculate, well photographed and marketed, clean (should go without saying but some listings just...aren't), and very available for showings. We had a record open house the first Saturday it was active on the market and received multiple serious buyers through the door and one absolutely perfect offer. And while we all know that multiple offers are wonderful, it really only takes one strong offer to win a contract.
Did we shop the offer around? Nope. Would we have if they had come in low or asked for a million inspections and contingencies? You betcha! The strategy that went into this offer was incredibly strong and very thoughtful on a number of levels beyond simply price for my clients.
