When Erin Swenson of Realty Executives Cooper Spransy in Madison, Wisconsin set out to buy her first home, she did not have the best experience. Erin turned that less than stellar time in her life into inspiration and ultimately pursued a career in real estate. “Because of that experience, I am very passionate about educating and empowering my clients to make the best decisions for their family. I am drawn to people and have always been curious about their lives, family and passions. I love interacting with people and educating and coaching them through one of the largest and most important purchases of their lives,” Erin says. With a degree in Human Services in hand and several years of industry experience under her belt, the final step Erin took to build a career that would allow her to be of maximum service to her clients was joining Realty Executives Cooper Spransy. She was drawn to a culture that promoted family, giving back without expecting anything in return, generosity and remaining down to earth and found this in Realty Executives Cooper Spransy, which she has been a part of since 2015. It’s no wonder Erin was drawn to a group that reflects her own values so closely.

“I have been doing a program called Homes For Heroes for 4 years now. I donate a portion of my commission back to local heroes in our community when they buy and/or sell a home. Heroes include active military personnel, veterans, teachers, police officers, firefighters, nurses, EMTs and anyone in the medical field. I have been connected to the most amazing and selfless human beings on the planet. I have been able to give back over $80,000 since I started participating in this program,” Erin says. What Erin’s clients are saying:
"This has been the best real estate experience I have ever had. Thank you so much for all you have done." Josh C., Waunakee

November in Dane County is a little quieter. The leaves are down, the evenings come early, and everyone's starting to get ready for the holidays. It's also a good time to really look at a neighborhood.

Without all the summer green, you notice how the streets are laid out, how far the walk to the park actually is, and which houses get looked after year-round.

If you’re thinking about a move to Dane County or anywhere nearby, I’m always happy to help you figure out the next step.

If you're hoping to buy in the spring, you don't need to do anything big right now. But a few small things this fall can make spring a lot less stressful.

Talk to a lender and get a real number, not just the max.
Start a list of must-haves and nice-to-haves.

If you're not ready, waiting is completely fine. When spring gets busy, you'll just be glad you did the homework early.

No pressure here. Ever. Just a good place to start looking :)

This is my favorite part of this job. Getting to stick around. Watching kids grow up, seeing how families' needs change over the years, and getting to be part of that more than once.

I would so much rather be honest with you guys than tell you what you want to hear. Even when it’s not fun. Especially then.

That’s how I’ve done it for 16 years and I’m not changing now :)

I get asked this a lot this time of year!!

Honest answer? It depends on you. Not the season.

Spring usually brings more listings. It also brings more buyers. Fall and winter around here are quieter, and people who list in November tend to be pretty serious about selling.

If you’re not ready, waiting is completely fine. No pressure at all. But if spring is the plan, a few things are worth doing now. Talk to a lender. Figure out your real number, not just the max. Notice which neighborhoods you keep coming back to.

Then when spring comes, you’re not starting from zero. And if something great pops up in January, you’re ready for it.

10+ people have walked through the home, but no offers yet. What does that tell us?

Sometimes buyers love the home but the price isn’t quite lining up. Other times, it’s something they notice during the showing that just doesn’t come through in the photos.

That’s where the feedback becomes really valuable. I like to look at what buyers are saying, find the patterns, and then figure out what, if anything, needs to change.
The goal isn’t always to make a big adjustment. Sometimes a few small tweaks can make all the difference.

A lot of first-time buyers assume they need to wait longer before they can buy a home.

But sometimes, having a quick conversation with a lender can give you a much clearer picture of what’s actually possible.

You may be closer than you think or you may find that you need a little more time to get there. Either way, knowing where you stand is a great place to start.

If buying your first home has been on your mind, I’m always happy to help you figure out the next step. 🏡💚

I’ve walked through a lot of homes over the years, and sometimes it’s the little things that don’t show up in the listing that matter most.

Tiny closets. Limited storage. Strange smells. A layout that looks great in photos but feels completely different in person.

When we’re touring a home, I want my clients to feel comfortable taking their time, looking around, and asking questions. Sometimes I’ll point out something they hadn’t noticed so they know what to ask their inspector about, too.

Because buying a home is about more than what looks good in the listing photos, it’s about knowing what you’re really getting. 🏡💚

Before you fall in love with a house, take a few minutes to look beyond the pretty pictures. 🏡

Think about the things that will matter long after move-in day: Does the location fit your daily life? Is the commute manageable? Do the taxes and ongoing upkeep work comfortably within your budget?

A home can check all the boxes on paper, but the right one should also make sense for your everyday life.

A little extra thought before making an offer can go a long way. 💚
