📋🏡 Selling your home in Texas? Let's talk about the seller's disclosure! 🏡📋

The seller's disclosure is one of the most important documents in a Texas home sale. It tells buyers what you know about your home's condition before they commit to buying. ✅

Here's what every seller should know:
📝 Most Texas sellers of single-family homes, condos, and townhomes are required to provide one
👤 The duty belongs to YOU, the seller, not your agent
⏰ It's due on or before the day the contract is signed, and if it's late, the buyer can back out within 7 days!
🏚️ Never lived in the home? You still generally have to provide one
🌊 Sellers must answer detailed questions about flooding and flood insurance claims

Some sellers ARE exempt, including:
⚖️ Foreclosure and court-ordered sales
🏛️ Executors selling a home from an estate
🏗️ Builders selling brand-new homes
👨‍👩‍👧 Certain transfers between spouses, co-owners, and family members

But here's the catch: being exempt from the form doesn't mean you can hide known problems. And selling "as is" doesn't remove your disclosure obligations either. ⚠️

💧 MUDs pay for the water, sewer, and drainage systems that make new neighborhoods possible
📊 Every district sets its own tax rate, and rates change every year
💵 Two homes at the same price can have VERY different monthly payments once taxes are included
📉 MUD rates often go down as a neighborhood fills in and pays off its debt

✅ Caps how much your taxable value can go up each year at 10%
✅ Adds extra savings for homeowners 65+, disabled homeowners, and disabled veterans

📅 The usual deadline is April 30, but if you missed it, you may still be able to file late and recover past savings!
