Our 3rd recent sale in Lake Forest Pointe. This one had a surprising start. The property had a random pluming leak in the wall which was being repaired. We received a showing request for the day of the repair which in a normal scenario would be rescheduled.

Instead we took the showing, showed the buyer the repair in progess and what the patch and paint process will look like. The buyer appreciated the transparency and game plan. Fast forward...we closed without issue!

What happens when a deal falls through, on the week of closing?!

We recently listed a home in Hidden Acres which required a FULL remodel. We quickly had multiple offers and accepted a strong financing offer. Everything was smooth...until the week of closing. Despite positive updates from the lender we receive a loan denial letter just days prior to closing. Dead deal.

Concerned we may not be able to secure the same interest the second time around we made a concerted effort to double down on our advertising and networking with this property. This thankfully resulted to two strong offers. We are back in the game!

The transaction could not have gone any smoother, which is always refreshing considering all of the fires we typically have to put out just to get to the closing table between inspections, financing, appraisals, insurance etc..

What a privilege to be hired by this family. I met Jack and his daughter Heidi at their home in Stuart to discuss moving their father into a care facility. The sale of their treasured home came shortly after the loss of his wife. The proceeds from the sale directly reflects how much time his care will be covered, every penny counted.

We thoroughly prepared to hit the market at what we felt was the BEST price given all aspects of the house and market. Thankfully we found an awesome couple looking in the area and worked out a beautiful deal for both parties. Closing went nice and smooth.

This is the end of a chapter for Jack who has secured years of care and happens be thriving in his new home at the care facility (total hit with the ladies from what I hear) and the start of an exciting new chapter for the buyers. We had the pleasure of meeting a young couple looking to purchase their first home in Rocky Point. After a short negotiation we secured a huge WIN-WIN deal on this home for them. They are going to do a full remodel, knock down walls and make it their own for their future family. The detached ADU of this property is going to be converted to his home office which was a massive incentive for them.
