Sometimes, in the midsts of striving to provide more options for our local community and in an effort to ensure food freedom for all I can get a little behind with posting here on social media about my fist love: real estate.
Yes, I am still helping buyers and sellers with their real estate needs. Yes, your referrals and trust in me are truly at the heart of all I do. You, my community continue to inspire me each day to pursue greater resilience and community interdependence for our families. Without the continued support of my clients and friends- and their trusted referrals- I couldn't commit the time I have to Frederick County Homesteaders. So, from my family to yours- thank you for trusting me to serve you in all your real estate needs!

For those wondering, we currently have three homesteading families looking for property in the FredCo Area. If you hear of anything please reach out. Property needs are as follows:

🌾2-3 secluded acres for building. They will have a home to sell in WV.
🌾1-5 secluded acres on a starter homestead. Minor repairs and maintenance work are acceptable.
🌾5-10 secluded acres either with a preexisting home or for building a barndominium.

A group for homesteading agents who desire to better serve their local homestead communities while networking with likeminded agents and honing thier skills, knowledge, & understanding of the niche they serve.

Investing in your first rental property can feel intimidating.

But did you know there are reliable formulas that can help you determine whether a property is worth pursuing? It's like playing financial detective long before a penny ever slips your hand! 🧐

While the stuffy, technical term is “real estate pro forma,” these calculations and formulas are simple ways investors can estimate rental income, factor in expenses, and anticipate projected long-term gains. 📈🧮

And while these pro forma calculations are about as detailed as you can get, there are other general “rules of thumb” newbies investors should keep in mind when perusing properties. Here are four:  

1️⃣ Location, location, location: Consider factors like desirability, proximity to amenities, and whether it aligns with your target market. A great location can be an investment game-changer, so choose wisely.

2️⃣ Cash flow is king: Take a close look at the numbers and ensure that the rental income will cover your expenses, giving you some extra padding for unexpected repairs or vacancies. 

3️⃣ The appreciation factor: If cash flow is king, let's call appreciation (the long-term value of a property) “queen.” When checking out a property, look into the historical and projected appreciation rates of the zip code and neighborhood to see what it might be worth down the road.

4️⃣ The 1% rule: Experienced investors say the monthly rent should ideally be at least 1% of the purchase price. For example, if you're eyeing a property worth $200,000, aim for a monthly rent of $2,000.

Remember, these are just guidelines, so do your due diligence and consult with experts in your area. The more information you gather, the more confident you'll feel in your decision-making process.

Despite stubborn interest rates, investors who know what to look for are winning right now in Wi******er & FredCo.

We had zero notice, limited timeframes, and virtually no inventory ( ) when our awesome friends/clients at First Light Financial sent us an 🆘 . They needed office space. They needed it yesterday. The commercial inventory in Berryville was slim pickings. So we took to the streets and started knocking on office doors, taking names, & making calls. 🔍⏰📲

Alright, it’s time to talk staging. For the love, people, it doesn’t have to be all or nothing. 

So often, sellers don’t even try to stage their homes because 1) they feel like it’s too much work, 2) they don’t know how, or 3) they don’t want to hire a professional.  

And to be honest, this is something I struggle with myself. I can be all or nothing on LOTS of things. But thankfully, staging isn’t one of them. 

If this is you, these DIY staging tips will truly help you overcome your staging paralysis, impress buyers, and land you top dollar for your home. 

1. Clear out the excess furniture. Put it in your attic, rent a storage unit, or donate it to a local thrift store. But please, please, please, pair down the knick-knacks, poufs, ottomans, side tables, and plant stands. When if feels empty to you, you’re almost done. 
2. Bare walls, windows, and countertops are your friends. Get rid of family photos and window coverings, and clear your countertops. There should be nothing (and I mean nothing) on them -  no coffee maker, no candles, no fruit bowl. Nothing. (Same goes for your fridge door, too.)
3. Clean, clean, clean. Floors, closets, window sills. If there ever was a time for a deep clean, this is it. If you’re short on time, consider hiring a company that specializes in cleaning services for buyers and sellers.
