The finished photos make renovations look glamorous.

This is the part you don’t usually see. 😂

One night during a Waynesboro rehab, we had water coming toward the house and needed to get the footer drain opened up.

One of our crew leads looked at me and said:

“Listen… can you operate that?”

Me: “No. But I’ll figure it out.” 😂

A quick rundown of the controls later…and we were good to go. 🚜

That pretty much sums up this business.

You can plan every detail, but properties have a funny way of throwing something at you that wasn’t on the schedule.

You solve it. You learn what you need to learn. And you keep moving.

Because when a property is in our care, we treat it like it’s our own.

Sometimes that means design, construction and beautiful transformations.

Sometimes it means solving a problem you didn’t know you’d have an hour earlier.

And apparently, sometimes it means learning to operate a backhoe after dark. 😂

It’s not always glamorous. But doing right by the property always matters.

A contractor bid tells you what the work may cost. It doesn’t tell you what the **deal** will cost.

Before you commit to an investment property, account for the rehab *and* the expenses around it: financing, utilities, permits, insurance, holding time, contingency, and the cost to sell or refinance.

A deal that looks great on the first spreadsheet can get tight fast when those numbers show up.
