Some projects just flourish through the camera lens and 235 Silvermine is no exception.

I have been working with these clients for over a year on preparing their beautiful home for our early Fall market. New paint, kitchen counters, heavy decluttering, editing and purging. They did everything we asked of them and more.

This project is a perfect example of how to create a gorgeous new look through a blended technique of staging inventory and homeowners belongings. While we made significant changes to light fixtures, paint colors and hard surfaces, we also leaned heavily into the traditional feel of the home. By incorporating their love of travel and American history, their antique collections and a lifetime of curated memories , we were able to elevate the space for today’s buyer while honoring the family who still own the home.

I thought about posting the before and afters. It’s always my job to highlight the transformation, especially when it’s as great as this one. However, this time . . . I feel it is far more powerful to just appreciate the afters.

Just a reminder that our Fall market is around the corner. Late August/early September is filling up quickly so don’t wait!

Traditionally, our Fall market is strong but can be much shorter than the Spring demand. It comes in hot but tends to end abruptly around Halloween. Late August through early October is notoriously just as busy as early in the year. Please call and get on our calendar now if you will have a staging need this Fall. 🍁

Congratulations to my clients on the sale of their beautiful North Stamford antique colonial home. 320 Ingleside sold for 15% over listing price!

Staging was used as a strategic marketing tool on this project. We needed to find square footage! We decided to create not only a formal home office out of small, walk-thru alcove but we converted a 2nd floor family room into a multi-purpose 4th bedroom complete with twin beds, floor to ceiling shelving and a fabulous emerald green sectional. Resulting in a whole newly purposed, family-friendly bedroom.

This gorgeous antique colonial was the backdrop for years of entertaining, gardening, collecting and travel. It needed to be a bit edited so to market to a wider buyer pool. Accepted offer within the first week with final sale price over 15% above asking price.

I’d say it worked!

It has been a hot minute since I’ve had a chance to post ANY Spring results. Life has been incredibly busy and quite frankly social media takes time. I try to be intentional in what I put out to represent my brand and just haven’t had the time to commit to thoughtful posting lately.

However, now that the summer has offered a slower pace, I will catch up! I promise!

27 Raymond Street in New Canaan closed at $455K over asking! Huge congrats to Amanda Bryan and our clients on trusting our team and the staging process. Clearly the results speak for themselves!
