In July 2025, we witnessed a significant trend in the rental market, marking the 24th consecutive year-over-year decline in U.S. median rent.
The asking rents for 0-2 bedroom properties dipped by 2.5%, settling at a median of $1,712.
This decline reflects a broader trend of a softer rental market, as the rental vacancy rate edged down to 7%, indicating a growing number of renters in the market.
Interestingly, while rents have been declining, they remain 17.4% higher than pre-pandemic levels, showcasing the ongoing demand for rental properties.
