Just Closed: 12 Old Mill Lane, Stamford — $1,725,000. I represented both the buyer and the seller.

This one nearly fell apart three separate times.

First, inspection. The AC and heating systems were near the end of their life, and there were issues with the septic and the well. On a bank-owned sale, renegotiating price is almost unheard of — but I got it done, bringing the price from $1,750,000 to $1,725,000 to account for the work ahead.

Then the water tested as contaminated. My buyer was concerned, and rightly so. After research and consulting the well company, I got the seller to pay for a UV treatment system to make the water safe.

Then a major storm flooded homes across Stamford — and the appraiser showed up the very next day and flagged water in the basement. I had to make the case to the lender that this wasn't a chronic wet basement, it was one severe storm. They agreed to let the buyer address it after closing.

Three times this deal could have died. Three times we found a solution. The buyer is happy; the seller is happy — a true win for everyone.

That's the job: problems will come. What matters is bringing solutions.
