This closing hits a little different when your client has also been your friend for 30 YEARS! ❤️

Deana found a beautiful new home for her and her family—and apparently she wasn’t the only one who loved it! 😂 The house hit the market and was under contract in less than 24 hours, with multiple offers on the table. We knew we had to move quickly, put together a strong offer, and we got it! 🙌🏡

And like most real estate transactions, this one came with its share of twists and turns along the way. 😂 We negotiated, inspected, negotiated some more, asked ALL the questions, worked through the details, and kept everything moving toward the finish line.

So much good is happening in this season of life for Deana. She recently became a grandma, her family is growing, and now she has a beautiful new home for her boys, daughter-in-law, grandson, family and friends to gather and make a whole lot of new memories. 🥰

After 30 years of friendship, getting to be the one beside her through this process made this transaction that much more fun—and today we finally got to the best part…

I am SO excited to welcome a new season, and I hope you’re just as ready as I am for cooler temps, colorful trees, family gatherings, and cozy nights under a soft blanket, surrounded by the people you love most. 🥰

There’s just something about fall that makes HOME feel even more like home. 🏡🍁

🚩 Laundry in the basement
🚩 No pantry
🚩 Carpet throughout
🚩 Tiny backyard
🚩 One-car garage
🚩 HOA
🚩 Primary bedroom on a different floor from the kids

🏡 THE STL HOUSING MARKET IS HAVING AN IDENTITY CRISIS. 😂

Buyers: “Finally! More houses to choose from!” 🙌
Sellers: “Wait…aren’t good houses still selling?”
The market: “Also yes.” 😏

And honestly, that pretty much sums up what we’re seeing right now.

Across the St. Louis metro:

🏡 6,840 homes were actively listed in August
📈 Inventory was up nearly 17% from last year
✂️ Almost 1 in 5 listings had a price reduction
⏰ Median market time reached 45 days

Translation: Buyers have more choices and more negotiating opportunities—but that does NOT mean every house suddenly comes with a bargain sticker.

Some homes are getting reductions.
Some have room to negotiate.
And the right house, priced right, can still get plenty of attention.

The opportunity is knowing which one you’re looking at. 👀

That’s why I actually LOVE this kind of market. Strategy matters again—for buyers and sellers.

Fall is my favorite season, and September is when all the fun starts—fall festivals, football, school carnivals, parish picnics, farmers markets and those cooler evenings we’ve all been waiting for. 🙌

This one was definitely a whirlwind!

The home hit the market just days before its open house, and no private showings were allowed beforehand. When Saturday finally arrived, the open house was packed from start to finish with more than 30 groups walking through.

Deana knew almost immediately… this was the one.

With multiple offers on the table and a quick deadline approaching, we put together the strongest offer we could. The next day, we got the call—we got it! 🎉🏡
