The position is for a full time real estate secretary/ paralegal. The law firm provides free training and education through one on one mentoring with experienced attorneys, affiliated national title insurance companies, and national real estate software companies. Familiarity/experience with some aspects of residential or commercial closings, other legal work, such as prior paralegal or legal secretary work, realtor or brokerage administrative assistant services, property management; or experience in residential loans or banking preferred, however, no experience is necessary. Higher salary for experienced paralegals.

Candidates must have strong people skills, showing empathy and understanding of client concerns and goals. Candidates must be able to work and perform in high stress situations when they occur.

Attention to detail, quick and accurate typing, spreadsheet, word processing and excellent writing skills required. Must be able to work in fast paced environment. Please provide resume and cover letter for consideration.

Dear Facebook Real Estate Professional Friends:

Toward the end of the day on Friday many City and Town offices announced that they are temporarily closing. This means that many of the adjustments and certificates that we rely upon may become more difficult or impossible to obtain which in turn may slow down our transactions. Having the latest documentation such as the last water and sewer bill, evidence of paid taxes,etc., MAY allow reasonable holdbacks to be employed where the information cannot be confirmed by a City or Town. Smoke certificates may be hard to come by unless properties are vacant (I heard at least one fire department has suspended these inspections). These should be ordered immediately.

Also, on Friday I started circulating a provision that I saw in use in both MA and CT to address delays caused by the virus. I recommend inserting this provision under additional provisions to add time to our transactions if they are impacted by our community response to the virus.

“COVID-19 Impacts: The Time for Performance may be extended by either Party by written notice for an Excused Delay which materially affects the Party’s ability to close or obtain financing. As used herein an Excused Delay means a delay caused by an Act of God, declared state of emergency or public health emergency, pandemic (specifically including COVID-19), government mandated quarantine, war, acts of terrorism, and/or order of government or civil or military authorities. Notwithstanding anything to the contrary contained in this Agreement, if the Time for Performance is extended, and if BUYER’S mortgage commitment or rate lock would expire prior to the expiration of said extension, then such extension shall continue, at BUYER’S option, only until the date of expiration of BUYER’S mortgage commitment or rate lock. BUYER may elect, at its sole option, to obtain an extension of its mortgage commitment or rate lock. Notwithstanding the foregoing, said Extension shall not exceed [insert number of days]."

Crumbling Foundations are the "new" enemy of homeowner. As we enter the Spring market, Buyers purchasing homes in Western and Central Massachusetts that were built between 1983 and 2015 should have the foundations inspected by licensed professionals prior to purchase AND take advantage of reimbursement funds available to homeowners. According to recent reports, over 2000 homes in Western Massachusetts and Central Massachusetts built within the time frame specified above may have been built upon foundations containing the mineral Pyrrhotite, a naturally occurring mineral in the stone from the now closed J.J. Mottes Concrete Quarry. The effects of the tainted concrete take decades to appear and result in the complete crumbling and shifting of foundations, rendering a home valueless. The costs of rehabilitation of such an affected foundations range from $150,000 to $250,000 and insurance does not cover the costs:

Buyers and current homeowners can now seek to take advantage of inspection reimbursement funds that are available through the Commonwealth of Massachusetts. Up to 100% of a visual inspection from a qualified inspector costing $400 or less and 75% of a two core sample test from a duly qualified inspector costing $5,000 or less is available to home owners. Savvy Buyers interested in having the testing completed should arrange to have their inspection costs reimbursed by agreement from their Sellers. A link to the application is here ---->
