If you inherit a family home with a mortgage, don't feel pressured by scammers to “sign over the deed." You have options if you want to keep the home in the family.

Real solutions include:

Reverse mortgage heirs may have the right to purchase the home for about 95% of the appraised value. Ask the lender to send an appraiser to the property.

Some mortgages may be assumable. Ask the lender.

Heirs may also be able to use inheritance equity toward purchasing the property from the estate

The key is this: PAUSE, THINK, AND ENGAGE a trusted professional and understand your options.

In our communities, family homes are our legacy and generational wealth.

One of the most dangerous times for homeowners is right before a foreclosure sale. That is when scammers and predatory investors often appear with pressure, urgency, and promises of “quick solutions.”

They may tell you:
“Transfer the deed immediately.”
“Sign the property over now.”
“We can save your house today.”

But please understand this: panic should NEVER make the decision for you.

You have options when facing a foreclosure sale including:
• having your own attorney seek emergency court relief through an Order to Show Cause
• having your own attorney evaluate you for a legitimate bankruptcy filing
• working with your own attorney or with a certified HUD housing counselor to communicate with the lender and seek cancellation of the sale
• Selling the property through a trusted realtor and your own attorney and having them speak with the bank to cancel the sale.

Too many families lose homes due to fear and pressure. You have options.

Protect your equity.
Protect your legacy.

Defend your home.

🏛️ The NYS Unified Court System - Office of Statewide Civic Engagement is excited to announce a new statewide civic education opportunity for NYS middle school students: the Civics Trivia Bowl.
This three‑night, three‑round competition will take place on May 12, 14, and 19 from 6-7 PM on Zoom, held in partnership with iCivics to support an engaging, buzzer‑style experience.
Teacher-coached teams of four will move through fast‑paced rounds designed to strengthen civic understanding and connect students from across New York. All skill levels are welcome, and top teams will receive recognition.
If you work with students or know students/schools that may be interested, feel free to share the flyer and help spread the word. After-school and youth programs are encouraged to participate, provided there is an adult team coach.
