Short answer?
It’s still moving… just a little differently than the wild rollercoaster we saw a few years ago. 🎢

Homes that are priced right and marketed well are still getting attention. Buyers are being a little more careful, asking more questions, and taking their time… but they’re still out there looking for the right home.

At the same time, sellers are realizing that strategy matters more than ever. The days of throwing a sign in the yard and hoping for 15 offers by dinner are mostly gone. Now it’s about presentation, pricing, and having a game plan. 🧩

One thing I’m seeing around Northwest Arkansas:
📍Inventory is shifting
📍More buyers are comparing options
📍New construction is still a huge player
📍And homes with character, updates, or great locations are standing out fast

The market isn’t “bad.”

Well… bad news everyone. 😔

This weekend’s open house is canceled.

I spent all week posting about it, getting signs ready, and planning everything out…

…and then the house went under contract before the weekend even got here. 😂🏡

Honestly, not the worst reason to cancel an open house.

Now I just need another home to show off and market like crazy. 👀

This year I’ve been trying something different…

Trying new things.

Some of them may not seem huge to other people, but they’ve felt huge to me.

This year I was in a real movie 🎬
And today I took a class at the library about lasers 🔦

I’ve also been trying to be more open about my dyslexia and pushing myself to be more social, even on the days when I’m tired and every part of me wants to stay home.

And honestly… real estate has taught me a lot about that.

Every big step in life usually starts with someone being nervous.

Buying the first house.
Starting over in a new city.
Selling the family home.
Taking a chance on something bigger.

For a long time I worried too much about what people might think or whether I’d be good enough at something before I even started. But life feels way too short to spend all your time standing at the front door afraid to walk inside.

You never know what could change your life until you try.

Sometimes it’s a new hobby.
Sometimes it’s meeting new people.
Sometimes it’s finally going after the home, dream, or life you actually want.

And sometimes… it’s learning about lasers at the library on a random Tuesday 😂

Either way, I’m learning that growth usually starts right outside your comfort zone.

So here’s your reminder:
Take the chance.
Ask the question.
Go see the house.
Try the new thing.

You might end up building a life you never expected. 🏡✨

Real talk for a second…
Buying a house today feels a little like trying to beat a video game on hard mode with outdated cheat codes. 🎮🏠

People hear interest rates and immediately think:
“Guess I’ll wait.”

But what a lot of folks don’t see are the builder incentives, closing cost help, rate buydowns, and creative options that are making homeownership possible right now in Northwest Arkansas.

The market didn’t disappear.
It just changed costumes like a real estate shapeshifter. 🦎✨

Sometimes the difference between “I can’t buy” and “Wait… I actually CAN?” is just sitting down and having the conversation.

Last night, a client told me something that honestly stuck with me:

“In the two conversations we’ve had, you’ve already talked to me more than my last agent ever did.”

And that got me thinking…

A lot of people don’t actually know what to look for when choosing a Realtor.

So here’s my take:

A GOOD agent will:
🏡 Unlock doors
🏡 Write contracts
🏡 Put your house on the MLS
🏡 Schedule showings
🏡 Help negotiate

But a GREAT agent will:
💙 Communicate with you regularly
💙 Explain things in a way that makes sense
💙 Answer the phone when things get stressful
💙 Catch problems before they become disasters
💙 Help you build a game plan instead of just “winging it”
💙 Actually listen to what YOU want
💙 Treat you like a person, not just another sale

Buying or selling a home is one of the biggest financial decisions most people will ever make.

You deserve someone who’s present for the process, not just the paycheck.

At the end of the day, the “best” agent isn’t always the loudest one online.
