Amber Lewis Real Estate Solutions. As a real estate Transaction Coordinator for 2 years I helped close just over 200 properties. I learned the “art” of the offer.

Over time I developed a system for every point of a pending sale which ensures a smooth process. When I work with others I’m transparent and embrace solutions for everyone involved. I love working in real estate. Everything about it! The people, homes, options, variety, contracts, systems, and being apart of a community! Why I am Different? Early in life I adapted to being a survivor. And I can

directly attribute many successes to my innate drive to find solutions. My most challenging years were pre and post transplant with my son. But, with that experience I realized I have the unique tendency to be a passionate, selfless, advocate for others. At my very first open house I spent 30 minutes with a couple relocating from Detroit. Grand Rapids was completely foreign. I asked them when they needed to move. They replied “yesterday.” Their desperation and fear was clearly apparent. I showed them the map of Grand Rapids on my phone and pointed to the areas that would have homes in their price range and had the qualities they desired. I listened to their frustrations about the situation. They knew the home would get multiple offers and wondered how are they gonna get a chance? I explained some cool quirky things that can be done with the Purchase Agreement and increase the odds of their offer being accepted. I knew they already were working with an agent. But, I didn’t care. I just wanted to help. I don’t sell homes. I am not a sales person. I’m a consultant. I listen to my clients and then decide the best way to execute a plan that gets them the outcome they desire. I educate, advocate, and execute. I believe in Giving Back...

Grand Rapids is an amazing city. The diversity and opportunity are huge and matched by the many organizations that work to improve the many facets of everyone's lives. I fiercely believe quality education and homeownership should be attainable for Everyone. I am very proud to say I have actively volunteered for Headstart of Kent County and ICCF. Headstart is an income based preschool that focuses on readiness outcomes. The international CCF helps communities by offering IDA programs, financial planning, and homeownership education that makes participants eligible for MSHDA loans and low or no down payment programs. I have been in leadership roles, participated in research efforts, and taught Real Estate Classes. I look forward to further serving my community with these organizations and more in the future. In my free time.. Time is really never free. But, I love to take my kids places and show them the world. We go to concerts, festivals, travel here in Michigan, and I teach them in the garden. We love to take bike rides, break out the kayaks, simple picnics in the park, beach days with outrageous flotation devices and big sand castles. Each season I attempt to teach them golf and try new sports. Recently I got my Son to push his boundaries and do a ten mile ride. And my daughter is learning how to skateboard. Oh yeah, and I clean up after them all the time!

“I’ll save money by skipping an agent” and “Zestimate = my home’s value” are two myths that cost buyers and sellers the most. 🚫

In today’s market, accurate pricing and smart negotiation matter more than ever. Online estimates can miss key local factors, and going solo often means leaving money on the table or paying more than you should.

A good agent brings local insight, strategy, and calm in a stressful process—on both the buy and sell side.

Thinking about a move this year? Let’s talk strategy, not myths.

Lake views are great. Cash flow is better. Traverse City’s short-term and long-term rentals are quietly becoming a power play for patient investors. 📈

In 2026, demand is driven less by “summer tourists only” and more by year-round lifestyle moves: remote workers, retirees, and second-home buyers. That means steadier occupancy and stronger tenant quality.

Smart strategy: focus on walkable pockets near downtown and water access, run conservative rent projections for winter months, and plan to hold at least 5–7 years to ride appreciation, not just seasonal spikes.

Thinking about adding a Traverse City door to your portfolio? Start by defining your target tenant first, then shop the neighborhood that fits them—never the other way around. 🏡

Your furniture layout can quietly add (or subtract) thousands from your home’s perceived value. 🛋️

When buyers walk in, they should feel flow, not furniture chaos. Start by opening up pathways: pull sofas 6–12 inches off the wall, angle chairs toward each other, and keep at least 3 feet of walking space around key areas.

In living rooms, create one clear focal point (fireplace, window, or TV wall) and group seating around it. In bedrooms, center the bed and keep nightstands matching or visually balanced for a polished, “move‑in ready” feel.

Edit ruthlessly: fewer, larger pieces usually look more luxurious than lots of small ones. A simple, airy layout helps buyers picture their life in the space—not your stuff.

Traverse City buyers are still moving fast when the right home hits. 🏡

As of July 2026, the Traverse City metro’s median days on market was 43 days, up from 38 in June (per FRED/Realtor.com Housing Inventory Core Metrics).

Across the Northern Michigan five-county market, May 2026 saw 196 single-family homes sold with a $425,000 median sale price (per Aspire North REALTORS®).

Grand Traverse County stayed the activity leader with 109 May sales and a $420,000 median sale price (per Aspire North REALTORS®).

Buyer tip: have your financing ready before you tour, because well-priced homes can still move before you “think it over.”

Seller tip: pricing tight matters more than ever—overreach and you may sit while sharper listings steal the attention.

Want to make your next move in Traverse City before the best opportunities disappear?
