Everyone keeps saying “the market is shifting.”

Sure. But that doesn’t really tell you anything does it?

Here’s what’s actually happening in DFW right now:

DFW is still growing… just not evenly.

The Hillwood Alliance area keeps expanding, which means those north Fort Worth pockets keep moving. Jobs = demand.

At the same time, Goldman Sachs is still building out in Dallas. Totally different buyer, totally different price point.

So no, the market isn’t “slow.”
It’s just not moving the same everywhere.

The middle of the market is where things are getting a little slower. Not bad, just slower.
Buyers are thinking more, negotiating more, taking their time.

Builders also aren’t making it easy right now.
They’re buying rates down, covering closing costs, throwing in upgrades.

So if you’re selling… you’re not just competing with another listing.
You’re competing with a lower monthly payment.

Then you’ve got infrastructure.
Tollway expansion, 380… areas that used to feel far don’t anymore.
So buyers are pushing further out for affordability.

And the part nobody loves:
It’s getting more expensive to own.

Taxes are up. Insurance is up.
So even if prices don’t jump, monthly payments still do.

That’s what’s actually driving this market right now.
Not headlines. Not hype.

Just jobs, builders, infrastructure, and rising costs all pulling things in different directions.
