I have a new renovation project I’ve been working on.

I know, I know…

I keep saying I’m not going to do any more of these, but then I just have to save another one 😂

This tiny triplex has been in my family since I was 3 years old. When my parents bought it from my grandparents. I saved it from being torn down.

When I told my uncle I was going to renovate it, he asked if I was crazy. I told him I definitely was! 😂 He just laughed and said, “As long as you know that.”

So far we’ve gutted it except for the main walls and the avocado green tubs, which will be epoxied white when we’re done.

The roof has been redone, the exterior walls sealed and repainted, new windows installed, and all the bathrooms now have sheetrock except for the ceilings. I can’t do ceilings on my own, and my contractor ended up sick and in the hospital the first weekend before heading home. Thankfully he’s coming back next week to help me finish everything up.

I’m really hoping to have it done by the end of May 🤞

It’s a LOT of work… but it’s also really satisfying watching something in a shambles come back better than it's former self 😊

I love this guy! 😂 i even catch myself making some of the faces he does!

The person needed me the donuts while lifting weights has an idea! Instant gratification and encouragement to continue lifting 😂

The two elderly women barely tapping the punching bag is actually inspiring, at least they are at the gym which is more than I can say!

I have actually been thrown off a treadmill. It was in a theater room at the gym during the movie . My first time even knowing it was there let alone going in. I think somebody spilled their water on the treadmill and because it was dark I couldn't tell i slipped did the splits and ended up shut off the end. It was extremely painful and humiliating! I was grateful it was dark at least.

Life insurance isn’t just a “nice to have”… it’s essential.

Especially if you have kids.

One thing I’ve thought about often, life insurance really should be part of every divorce decree. If something happens to one parent, child support doesn’t continue… and that can completely change a child’s future.

This is why I strongly encourage my clients to get life insurance. And term life is one of the most affordable ways to protect your family.

There are policies that don’t require medical exams, although the best rates go to those who are younger and healthier.

And if budget is tight? Start small.

Something is better than nothing, you can build coverage over time.

It’s not about fear… it’s about making sure the people you love are taken care of no matter what 💛

A hill I'll die on: term life insurance is NOT a waste of money.

And I know exactly what the pushback sounds like.

"Why pay for something you might never use?"

Because this isn't about using it. It's about what happens to the people you love most if you're not there anymore.

I carry a $2.5 million 30-year term policy. The monthly premium would probably surprise you. But the math on what my family loses if I'm gone without it would surprise you a lot more.

Without that policy my wife isn't just grieving. She's also figuring out whether to sell the house. She's doing math on how long the savings last. She's making decisions about the kids' future under the worst possible circumstances with the worst possible clarity.

That's what no plan actually costs. Not a monthly premium. A family forced to shrink their entire life because one income disappeared overnight.

The people who call term life a waste of money are the same people treating GoFundMe like a financial strategy and "I'm young and healthy" like it's a guarantee.

It's not a guarantee. It's a bet. And your family is what you're betting with.

Term life is affordable. Term life is practical. And for anyone with people depending on their income it's one of the least optional financial decisions you can make.

Well this was a satisfying moment on the drive home from Southern Utah 😄

My odometer hit 234,567 miles... that’s a LOT of miles and a pretty cool number if you ask me!

Not bad for a car that just keeps going and going 🙌 I started out with 8000. I'm on the lookout for a replacement, but so far I haven't found anything that fits everything I need/want.

Great gas mileage is imperative since as you can see I drive a little bit. I need to be able to haul things like 2x4s inside and tow a little trailer for bigger things like 4x8 sheets of plywood or sheetrock. Towing a little camp trailer would be nice as well but not required, gas mileage is more important! I would like to be able to fit five adults when the kids come home to visit. And of course it needs to look nice for when I'm showing buyers around.

I thought I had this in a Ford maverick hybrid but I also like the Toyota and Honda longevity.

🚗 I have been looking for a new car for a while now, so this caught my attention. Especially since one of the reasons I haven't actually purchased a car yet is I have purchased assets instead. Investment property... To be exact.

I look at the price tag of new cars these days and cannot believe that they are almost the price I paid for my first house in 1999! 😱 I still own that house, the rent more than covers the expenses and the value has quadrupled, which according to historical data is normal ever 20 years.

In 2001 I was really stupid and bought a brand new car off the showroom floor for $35,000 . (That was expensive then by the way.) That was the biggest Financial mistake of my life at that point! After the financing special ended that enticed us to purchase that car the payments were more than our house payment! It almost killed us financially a couple times. But we ended up paying it off eventually . Unfortunately the repairs even on a brand new car also almost killed us. Even new cars aren't guaranteed to not have issues. Thankfully it was under warranty for a while but not forever. The car was eventually paid off and died fully in 2015.

It was replaced with a used Toyota corolla for $18k. That car will have 234567 miles on it this week! As a real estate agent and investor I drive a lot. In reading comments on this post it was suggested to use public transit, which is much cheaper, but not feasible for me. I will need to replace my car and have been looking at options. Brand new won't be happening! I will let someone else take that initial hit. It's always scary to get into something new! It will be around the $20k mark. The payment will be likely be what my first house payment was... It's not that any more even though it should be almost paid off. We did a cash out refinance a few years ago and used some of the equity to purchase another property. Which is also growing in value at the average of 4%/year with renters covering the expenses plus some. And a lot of the expenses are tax deductible! Plus... If it's your own residence there is a huge tax benefit when you sell... In fairness, there are tax benefits that come with a vehicle, if you own your own business which includes owning investment property.

By the way, every car and house will have expenses. So mitigating those is also key. Do your research, buy something that has a track record of not needing as many repairs. Get inspections prior to purchasing, and a home or auto warranty.

As a real estate agent I get told all the time that 'kids these days can't afford to buy a house' . Many of these 'kids' are often drinking $10 lattes, renting $2500/mo apartments in the newest buildings and driving $70,000 plus cars! It's not that they can't afford to buy a house it is that they choose different options including to afford to buy an expensive depreciating liability rather than an appreciating asset that gives them tax benefits and a roof over their heads because as long as you're alive you have to live somewhere. And hopefully it's not your parents basement until you're 50!

The $50,000 difference between those two cars isn't a purchase. It's a decision about what the next 10 years of your financial life look like.

Here's the math most people never run before they walk into a dealership.

The $70,000 car financed over 60 months at current rates runs roughly $1,300 a month.

Insurance on a vehicle at that price point in most markets adds another $250 to $300. You're at $1,600 a month minimum before you've put a drop of gas in it.

The $20,000 car financed over the same period runs about $380 a month. Insurance roughly $100 to $120. Call it $500 a month all in.

The difference is $1,100 a month.

$1,100 a month invested in a simple S&P 500 index fund for 10 years at historical average returns is approximately $225,000.

Both cars get you to work. One arrives at a retirement account with a quarter million dollars in it. One arrives at a lease renewal on something even newer.

I'm not saying drive a be**er forever. I'm saying the car decision is one of the highest leverage financial decisions most people make and almost nobody treats it that way.

The people I've watched build real wealth in their 30s and 40s almost universally drove something boring for longer than their income required.

Not because they couldn't afford better. Because they understood what the difference actually cost them.

The $70,000 car doesn't just cost $70,000. It costs whatever that money would have become.

The Rio Tinto Kennecott Visitor Experience is OPEN again 🙌

I first went in 1999 right after we moved to Salt Lake, when it was just a tiny little building and Kennecott copper Mine. We were looking for something to do while waiting for a baby to arrive... She still likes to sleep in 😁

Then years later, I took my kids after they built the bigger visitor center with all the interactive displays. My favorite was still that giant mining tire standing upright… it really put into perspective how massive those “toy-looking” trucks down below actually are 😳

In 2013, a massive landslide happened, one of the largest in U.S. history, and the visitor center closed. It felt like the end of an era.

Now it’s finally back. The updated visitor experience uses a shuttle system to take you up to the overlook, where you can still take in the incredible scale of the mine and learn how it all works.

Tickets are around $6, kids under 5 free, and it’s one of those places that really makes you stop and appreciate what’s right here in Utah. Book ahead with the link.

My son called me at 5:00 this morning ⏰ saying he had blown a tire on I-80. He was pulled off in the triangle between the State Street on-ramp and the freeway.

He knows how to change a tire, but neither of us could get it off. It took both the policeman and incident management guy. who change tires all the time, some time and effort to get it off, which made us feel better! 😉 We are so glad they were there to help!

While we were waiting for help to arrive, we started picking up what was all over the road… and let’s just say… it was A LOT 😳 When I got to our favorite mechanics (Rocky's tire pros on state) I pulled a handful out of my pocket and dropped them on their counter 😂 which surprised them!

When the policeman showed up he wasn't thrilled we were standing at the end of the two barriers, between the two roads, even though it felt safer than sitting in the car right next to traffic flying by. He told me to get in my car… and kind of made fun of me when I did 🤷 So… not totally sure what the “right” answer was 😂
