2 missing water heater details can matter more than they look.
During a recent home inspection in West Tennessee, we found 2 items at the water heater that are worth understanding.
Not panicking over.
Not ignoring.
Understanding.
1. The temperature and pressure relief valve had no discharge pipe.
The TPR valve is a safety device. If the valve opens, it can release hot water or steam. The discharge pipe is intended to direct that hot water or steam safely toward the floor or another appropriate location.
Without that pipe, hot water or steam may discharge in a way that creates a safety concern for anyone nearby.
A qualified plumber should correct this condition.
2. The drain pan had no drain line connected.
A drain pan can be useful if a water heater leaks, but the pan needs somewhere to send the water. Without a drain line connected, the pan may fill up and overflow.
In that case, it may not help much if the water heater starts leaking.
A qualified plumber should correct this condition too.
Neither of these findings means the house is a bad house.
There is no such thing as a perfect house.
A home inspector’s job is to help you understand what you’re buying — what matters, what may need attention, and what should be evaluated or repaired by the appropriate professional.
Small details like these are one reason a thorough home inspection matters.
