May has been a busy month for The Fadely Group in all the best ways. Closings, contracts, new listings, rentals, growth, training, and helping clients through some major life moments.

One thing that has been especially exciting is growing our team. We recently brought on a Transaction Coordinator and I cannot wait to properly introduce her soon! Kayce has already jumped in ready to learn and grow alongside us.

Crystal has also been showing up and putting in the work attending trainings, inspections, showings, and listing appointments with excitement and determination for this journey. Watching Crystal put up her first sign with her name on it was such an exciting moment and the first of many to come.

Sean has been jumping in assisting with listing appointments, client meetings, move in walkthroughs, property checks for property management clients, and helping support the day to day operations behind the scenes.

Michelle has been busy taking care of clients while also helping support, guide, encourage, and pour into the growth of the team as we continue building something meaningful together.

One thing that is very important to us at The Fadely Group is structure with integrity. We work as a team, support each other as a team, and grow as a team, but we also strongly believe each person should have their own production, recognition, and achievements. Many real estate teams place every closing under one lead agent, but that was never the vision for what we are building. We want every person here to grow their own business, their own confidence, and their own success while still having the support of a strong team behind them.

So excited for this closing! Sometimes when moving to a new area you aren't sure if this is it and renting is the best option. This sweet family decided it was IT! So from renting to setting down roots and calling Louisiana HOME! I say it all the time, the military sends us places we never would have picked on our own and sometimes those places are where we feel them most at home. Another military family helped! 🇺🇸

8th closing of the month. From Madisonville LA to Ocean Springs MS and everything in between we have been busy helping buyers and sellers!

I absolutely LOVE working with buyers. Whether it’s your first home or your tenth purchase, every transaction is different and every client deserves guidance, communication, and support throughout the process. My goal is always for buyers to feel educated, confident, and comfortable every step of the way.

But let’s also talk about Buyer Etiquette and realistic expectations because buying a home is a team effort and there are many moving pieces involved in getting to the closing table.

You have your Realtor, lender, processor, title company, inspector, appraiser, insurance agent, and of course the seller. Everyone plays an important role.

A few things buyers should know:

Know your wants versus your must haves.
This is HUGE. Your must haves are the non negotiables. Your wants are the bonus items. Knowing the difference helps keep your search realistic and focused.

Get pre approved before touring homes.
Being pre approved keeps you shopping within a realistic budget and helps avoid disappointment later. For me personally, I do not send homes that do not fit what we discussed. I want buyers focused on homes that truly work for their goals and finances.

Stay within budget.
If your budget is $300,000, don’t spend your days touring $380,000 homes hoping they will magically accept an $80,000 lower offer simply because they’ve been on the market awhile. Unless a home is grossly overpriced, that usually is not realistic and it can make it hard to appreciate homes actually within your budget because now you’re comparing apples to oranges.

Respect everyone’s time.
Your time matters. Your Realtor’s time matters. The seller’s time matters.

When Realtors schedule showings, especially multiple showings in one day, those appointments are carefully coordinated and timed. Being on time is important because there are often appointments before and after yours.

Most showings average about 15 to 45 minutes depending on the size of the property. If you like a home but are not fully ready to make a decision yet, you can absolutely schedule a second showing.

Showing Etiquette Matters.
Can you bring family or friends? Absolutely, within reason. Support systems can be helpful.
But remember:
• Stay together with your agent during the showing
• Keep children with adults
• Be respectful of the home and belongings
• Yes, you can open cabinets and look around respectfully
• Remember many homes now have cameras throughout the property

At the end of the day, this is still someone’s home.

Ways to stay sane during the process, too many opinions can become overwhelming.
Family and friends usually mean well, but too many opinions can create confusion and stress for buyers. Remember this is YOUR purchase and YOUR decision. Listen to advice, but don’t lose sight of what works best for your household, finances, and goals.

Remember your Realtor is a professional they have gone to school, they attend continued education, they have experience in all different situations with transactions. We are not just there to open a door and walk you through a house. Honestly, that is the least of what we do.

Behind the scenes we are:
• Searching the MLS for homes that truly fit your needs
• Running comps to advise on value and pricing
• Helping buyers stay realistic and keep emotions in check
• Explaining contracts and protecting your interests
• Negotiating offers and inspection repairs
• Keeping the transaction moving and on schedule
• Communicating with lenders and title companies
• Helping avoid delays that could affect closing

And yes… closing on time matters!!
In some markets, not closing on time absolutely could cost you the deal. We understand timelines, contracts, negotiations, and how to keep everything moving toward the finish line.

Questions about costs? We help prepare you.
Need trusted vendors? We can connect you with lenders, inspectors, insurance agents, contractors, and more.

At the end of the day, our job is to help protect YOU and your investment.

Communication is key.
If you feel your Realtor is not meeting your needs, have a conversation with them. Sometimes expectations simply need to be clarified. Buying a home is a partnership and good communication makes all the difference.

Most importantly… ask questions.
Be prepared. Be realistic. Be respectful.

For me and my team, one of the BEST parts of what we do is watching buyers walk into a home and seeing that moment their eyes light up because we all know… this is the one.

Then we get to go to work guiding you through the process, helping structure the strongest path forward, negotiating on your behalf, and getting you to that closing table with confidence and excitement for your next chapter.

This morning my heart was so full.

Myself, Crystal, and our new T.C. Kayce all attended Dotloop training together this morning, then we branched off and spent time one on one getting everything set up and dialed in. Watching the excitement, eagerness to learn, and passion for this industry reminded me exactly why I decided to take the leap and build a team in the first place.

If I’m being honest, opening up something I worked so hard to build was scary at first. You pour so much of yourself into your business that handing over pieces of it feels a little like handing someone your favorite coffee mug and praying they don’t drop it. 😂

But seeing their excitement, their drive, and their vision for what they want to accomplish has been one of the most rewarding feelings. I don’t want people around me who just “work for me.” I want to build alongside people, pour into them, support them, and watch them succeed in ways bigger than they even imagined for themselves.

We are building something extraordinary together, and I truly cannot wait to see where this journey takes all of us.
