I hear it all the time.

“I’m waiting for interest rates to drop before I buy.”

Totally fair—but here’s the thing…

The right house at the right price now can often make more sense than waiting and competing with everyone later.

Timing the market is tough. Having a strategy is better.

📊 Sioux City Market Update – What You Need to Know (Spring 2026)

If you’ve been wondering what’s happening in the Sioux City housing market right now… here’s the real story 👇

🏡 Home prices are on the rise
The median sale price is sitting around $212,500, up 10.4% from last year.

⏱ Homes are moving faster
On average, homes are selling in about 39 days, quicker than this time last year.

🔥 It’s still competitive
Many homes are getting multiple offers, and well-priced homes can go pending in as little as a week.

📈 More homes are selling
Sales are up over 20% compared to last year, showing strong buyer activity.

💡 What this means for YOU
👉 Buyers: You’ve got opportunities—but you still need to move when you find the right one.
👉 Sellers: Demand is strong. Pricing it right = big results.
👉 Thinking about both? Timing and strategy matter more than ever.

Sioux City continues to be one of the more affordable markets compared to the national average—making it a great place to buy, sell, or invest.

Punctuality matters.

Being on time is one of the simplest ways to show respect—for someone else’s time, their schedule, and their priorities. It builds trust. It shows reliability. And it says, “I take this seriously.”

It’s something I try to model every day—with my family, in the classroom, and on the court. My kids, my students, and my players all hear the same thing: show up, be ready, and be where your feet are. That standard doesn’t change depending on the setting.

Real estate is no different.

When you’re buying or selling a home, your time matters. Your schedule matters. And you deserve to work with someone who treats it that way.

If you’re looking for an agent who will show up, follow through, and respect your time from start to finish—I’d love to help you get started.

April 1st is usually known for pranks and surprises… but for our family it means something much more special.

Our oldest son was born on April Fools’ Day, and he’s been keeping life interesting ever since. Watching him grow up has been one of the greatest joys of my life.

Happy Birthday, Owen!

Today we’re celebrating him and all he brings to our home and family!

Day 5: Temperature & Comfort

Comfort matters more than people realize.

If a house is too hot, too cold, or stuffy, buyers may rush through the showing.

Before a showing:
• Set a comfortable temperature
• Let fresh air circulate
• In winter, make the home cozy
• In summer, keep it cool

When buyers feel comfortable, they tend to stay longer and picture themselves living there.

That wraps up my “5 Things Buyers Notice First When Walking Into a Home” series!

Over the past few days we covered some of the simple things that can make a big difference when buyers see your home for the first time — smell, lighting, floors, clutter, and comfort.

If you’ve been thinking about selling this year and these tips got you thinking about your own home, I’d be happy to help you figure out the next steps.

Feel free to send me a message or give me a call anytime. Even if you’re just in the early thinking stage, I’m always happy to talk through your options. 🏡 Have a great rest of your Sunday!

Day 4: Clutter

Buyers aren't just looking at the home — they’re imagining themselves living there.

Too much furniture, dĂŠcor, or items on counters can make rooms feel smaller.

Quick things to do before a showing:
• Clear kitchen counters
• Remove extra décor
• Put away mail and papers
• Tidy up entryways

Less clutter helps buyers focus on the space, not the stuff.
