Well, we are doing it friends!

We are listing our personal home for sale ... tomorrow!

I've been radio silence for a couple of weeks because we unexpectedly made an offer on a great home and have been working so hard to prep ours for the market all while advising my own sweet buyer and seller clients in this busy real estate season! 🤍

It puts a lot into perspective of what my clients go through emotionally, physically (hello late nights), and mentally while buying and selling.

We weren't even looking for a home. We convinced ourselves we still had a solid 3 years left in our first home.

It can happen that fast!

I've helped hundreds of families sell their current homes before buying their new ones.

This requires precise contract timing, flexibility, and expert negotiating to get clients into the right new home with no delays. It's 100% possible.

BUT is it best for your family?

I recommend buying first IF...

▪️you are financially able to afford it.

▪️you have small kids and don't want to juggle the nap schedules or having the toys cleaned up 24/7.

▪️you have pets that are difficult to get out of the house for showings.

▪️you know you don't want your home to be shown while you live in it. The thought of someone seeing your personal items bothers you.

▪️your home will show its best if vacant or staged by me

▪️you want the luxury of slowly moving things over to your new home on YOUR timeframe.

In addition to reducing your overall stress, a recast helps in 2 BIG ways:

1) Let's say you list your home for sale first and it goes under contract in 2 weeks with a closing date 1 month out. You don't have much time to find your new home, so you may have to find a short-term rental or worse - you feel rushed into finding a less-than-perfect home to avoid moving more than once.

2) You can make a strong non-contingent offer, giving you more leverage. Maybe the home you love has multiple offers (the good ones do even in this market!!) and you don't want to lose it before you get yours listed and under contract. A non-contingent offer gives you more leverage to negotiate more favorable terms including sales price, seller concessions, and more.

How & When to Drop Private Mortgage Insurance ✨

For conventional loans, PMI protects the lender in the event of a loan default.

💲You can lower your monthly mortgage payment once you've reached 80% loan to value (LTV) or 20% equity.

💵 PMI automatically drops off after 78% LTV, but you can request it at 80% LTV (typically 1 or 2 years before automatic drop off).

⚒️ You can reach 80% LTV more quickly if you've done major home renovations and/or if the market has appreciated well since your purchase.

➗ To know if you've reached this, take your current mortgage payoff and divide it by the current market value of your home. You want this number to be less than or equal to 0.8.

Relocating to South Carolina? 🌞 Here are 3 tips to help your transition!

#1 SC is an attorney state, so they handle the closings, title search, & documentation rather than title companies.

#2 Everyone loves South Carolina's lower property taxes, but you have to apply! About 3-4 weeks after you close on your home, make sure to apply for the owner occupied tax rate. You need to update your driver's license & car registration first. Do this before September of the year you purchase.

#3 Make sure you don't skip the termite inspection! Subterranean termites are common in Upstate South Carolina, and you want to make sure your home is protected!
