📊 Simi Valley Home Market Update | June 2026

Prices just jumped 2.8% in a single month. Here's what's happening right now in Simi Valley real estate.

The numbers:

Median sale price: $910,000 (up 2.8% from April)
Average sale price: $1,033,171
Highest sale last month: $1,989,000
Homes selling at 99.8% of list price
Price per sq ft: $515 (up from $503)
Average days on market: 49
53 new listings | 115 active | 88 pending | 76 sold
For sellers: You're still in a strong position. Buyers are active and prices are climbing. Pricing it right from day one is everything right now.

For buyers: There's more to choose from than there was a few months ago. But 88 homes are already under contract, so if you find something you like, don't sit on it.

The $801K to $1.2M range is the sweet spot. Half of all sales last month landed there. Four-bedroom homes were the most popular, with 38 sold at an average price of $1,044,492.
