There's one moment from my career that will forever be etched into my brain: when I watched a grown man tear up over the height marks on the door frame of his grown son's room.

Nobody prepared me for that part when I got my license 15 years ago. 😅

The best home staging tip I can give you costs about $10. 🧺

When your home is on the market, life doesn't stop. The mail still piles up. The kids still leave shoes everywhere. Someone always forgets a backpack. And somehow there are always random chargers on the kitchen counter. 😅

That's why I tell every seller to keep an empty laundry basket handy.

Right before a showing, do one quick lap through the house and toss in anything that doesn't belong:
✔️ Mail
✔️ Laundry
✔️ Kids' toys
✔️ Pet items
✔️ Shoes
✔️ Bathroom toiletries
✔️ Phone chargers
✔️ The random things that somehow end up on every counter

Then...put the basket in your car before you leave.

Your house looks clean.
You aren't frantically searching for a place to hide everything.
And when you get home, all your "life" is in one place instead of stuffed into random closets.

Selling your home doesn't have to mean pretending nobody lives there. It's all about making it easy for buyers to picture themselves living there instead.

The Story Behind the Sold Sign

Some closings aren't just transactions: They're chapters that finally come to an end.

This home was full of character—a mid-century modern on nearly an acre lot - right in the middle of town. 🔥 It had incredible potential, but like many homes with a long history, it needed the right buyer to appreciate everything it had to offer.

Along the way, we welcomed more than 100 showings, celebrated three accepted contracts, experienced more than one disappointment, and worked through obstacles that most people never see. There were moments when it would have been easy to believe this home just wasn't meant to close.

But we kept going.

For my seller, this wasn't simply selling a house. It was saying goodbye to a parent's home. Being trusted to help with that is something I'll never take for granted.

We made it to the closing table! 🙌
