I recently spoke with a seller who was shocked when a buyer asked for help with closing costs.

A few years ago, that request would have been easy to dismiss. Back then, sellers could say “no” to almost everything and still have buyers lining up. Today? Buyers are asking more questions, comparing more homes, and looking closely at their overall costs.

My advice was simple: before you immediately shut that down, take a step back.

A closing cost credit does not mean you’re “giving your money away.” In this seller’s case, it was the difference between losing a qualified buyer and keeping the deal moving forward. Sometimes it’s the move that keeps a strong buyer interested, helps the transaction stay on track, or gets your home sold faster.

But here’s the important part: not every seller should offer one.

It depends on your price point, how long your home has been listed, how much competition you have nearby, and how motivated you are to move.

The smartest sellers right now are not the ones who agree to everything. They’re the ones who know where to be flexible and where to stand firm.
