After a lot of searching, a few offers, and plenty of patience, my buyers FINALLY have an accepted offer!

A home sale contingency does NOT automatically make an offer a bad offer 🏡

I think this is something both buyers AND sellers need to understand, especially when comparing multiple offers.

Yes, a home sale contingency adds another moving part to a transaction. But every real estate transaction has risk.

Here’s what I found interesting for our area:

Only 7.7% of pending sales fell out of contract in July. That means more than 92% did NOT. And that 7.7% includes transactions that fell apart for ALL reasons, not just home sale contingencies.

Financing issues happen. Appraisals come in low. Inspection issues come up. Buyers change their minds. And yes, sometimes a buyer’s home sale contingency.

A home sale contingency is simply one factor to evaluate. How quickly can the buyer’s home be listed? Is it realistically positioned to sell? What protections are built into the offer? How strong is the offer as a whole?

The highest offer isn’t always the strongest offer, and an offer with a home sale contingency isn’t automatically the weakest one either.

Buyers, don’t get discouraged. Sometimes it takes a few offers, a little patience, and the right seller willing to look at the whole picture!!

Sellers, don’t be afraid to ask questions before writing off an offer because of one contingency.

Buying and selling at the same time can be stressful, but people do it successfully every day. Keep going. The right deal can come together 🖤

Today, Olive Branch Realty had the opportunity to give back during the United Way Day of Caring! 💚

Our team volunteered at Generations, building fences around the air conditioning units on the playground to help create a safer space for kids to play.

We’re grateful to be part of a community that comes together and makes a difference.

Join us October 3rd from 11–2 at Deland Community Center for an afternoon of food, drinks, special treats and hanging out with our clients, friends and OBR team.

Our photo time slots with Livy Grandlic of Liv to Capture Photography are officially FULL, but you definitely don’t need a photo appointment to stop by! Come grab some food, have a drink and hang out with us for a bit.
