🚨 VA APPRAISAL UPDATE — FACT VS. FICTION

There has been a lot of information circulating online regarding changes to VA appraisal requirements and Minimum Property Requirements (MPRs). While some of the graphics being shared contain partial truths, many oversimplify the actual VA guidance.

Here are the FACTS directly from the U.S. Department of Veterans Affairs:

✅ The VA still requires properties to be:
• Safe
• Sound
• Sanitary

Those core MPR standards have NOT changed.

✅ VA appraisers are STILL required to report:
• Safety hazards
• Structural concerns
• Defective conditions
• Issues affecting marketability or habitability

✅ Certain requirements and certifications HAVE been updated or clarified in recent VA guidance, particularly involving:
• Detached structures
• Some cosmetic conditions
• Certain certifications for new construction and mechanical systems

HOWEVER…

❌ This does NOT mean:
• VA appraisals “won’t require repairs”
• Detached garages/sheds are ignored
• Unsafe conditions no longer matter
• Lenders cannot still require repairs
• Local/state code requirements disappear

📌 IMPORTANT:
Lenders can still impose overlays that are MORE strict than VA minimum requirements.

📌 Detached structures may still be addressed if they present:
• Safety hazards
• Structural instability
• Environmental concerns
• Conditions impacting marketability

📌 Peeling paint concerns still exist for pre-1978 homes due to potential lead-based paint hazards.

📌 Every property is different. VA appraisals are not “automatic pass/fail checklists.” The appraiser must analyze the overall safety, soundness, sanitation, and marketability of the property.

🏡✔️🏡✔️ 2 inspections DONE (yes… I showed up, clipboard and all 💁‍♀️)

🤢🚗💨 Puking in between… because apparently kidney stones don’t respect work schedules

💎🎉 BUT… finally passed that kidney stone!!! (we celebrate the small… painful… victories 😂)

🔥 Moral of the story:
You can’t keep a good Realtor/Appraiser down… even when your body is trying real hard 💀
