Please see statement below from Commissioner Paul Poole (District 1) regarding Walton Global's Proposed Adamson Development.
"On July 25, 2022, Arizona-based developer Walton Global released a statement indicating its intention to develop 1,000 single-family homes on 517-acres just outside of the Town of Sharpsburg in Commission District 1. News of this proposed development was a surprise to the local community, including the Coweta County Board of Commissioners and staff. After speaking with staff, I (Commissioner Poole) have confirmed that Walton Global has not discussed this proposed project with Coweta County nor have they submitted any plans for review. The property is currently zoned Rural Conservation (RC), which allows single-family subdivisions by right based on the County’s Land Development Guidance System. Based on the map illustration in the article, majority of the property would be permitted as zoned for an Estate Lot Averaging (EL-A) or Estate Lot (five acre) EL-5 development. The minimum lot size for EL-A or EL-5 developments range from three (3) to five (5) acres. Therefore, the maximum density for 517-acres would be 172 lots as currently zoned. In order to achieve 1,000 single-family homes on this property, it would require a rezoning petition and completion of a Development of Regional Impact (DRI). These actions would take several months to complete and would include a public hearing. If these actions begin, we will promote to our citizens via our website, social media pages and local newspaper, along with including relevant information during Commission meetings."
