Somebody is already out by the pool at 141 Beech Ridge Drive on a Saturday morning, and I would like it to be me.

I walk houses for a living and I still catch myself planning the day in them, in order, the way you do when you are deciding whether you could live somewhere. Here it starts in the kitchen with the Wolf and Sub-Zero, moves to a covered patio with the lawn laid out in front of you, and stays outside until the heated saltwater pool and its waterfall win the afternoon. The primary suite has a sitting room, and that is the room I would claim for a book and a closed door.

On a Saturday that needs a plan B, the lower level has a basketball court, a racquetball room and a sauna, and I find that part of the house more reassuring than I expected to.

This is Bell Acres, past Sewickley Heights, and you feel the change when you drive up out of the village and the road gets quieter. It sits on nearly eight acres in the Quaker Valley School District, listed at $4,850,000. The evening goes to the pavilion at the end of the pool and whatever you decide to cook.

This is not a house with a few barns added on later. It is a farm with a house in it, and I think that is the better way around.

What I like about 206 Lee Road is that you can take it in the order a day goes. The gravel drive comes first, with a long barn on the left, and then the stall aisle, which runs a good way with the stalls down one side. The sand ring is out past the barns, raked and edged with trees. Beyond that the land opens into a long mown field with a pond at the edge of it, and I find I always want to go a little further. An old farmhouse with outbuildings gives you that kind of order because the paths were worn in by use. A new build on a clean lot has to guess where the gate goes.

The farm sits in Springfield Township, in Mercer County, about an hour from Pittsburgh, on 115 acres. The farmhouse has been renovated, and the listing remarks say the property has hosted dressage and hunter horse shows, pony parties, sunflower festivals and corn mazes, with 33 stalls across the two barns to match.

A gated drive off Myoma Road, and at the end of it a house where my favorite room kept changing. I started with the kitchen and its two islands, then went downstairs to the theater, and ended up at the pool right outside the owner’s suite.

Arriving at 435 Myoma Road starts with the drive, which curls past the garage wing before the lawn opens up.

Most of what I love about this one is outdoors. From the back of the house the grass steps down to a pool terrace with a stone wall along its edge, and at the far end of the pool a waterfall runs over the rock. A sofa sits close to the water. In one frame the whole back elevation hangs in the water, tall glass and all, and I looked at it longer than I will admit.

The lot is 2.61 acres in Mars, Butler County, about 20 miles north of Pittsburgh, and the house was built in 2018 by Chris Kaclik. It is listed at $7,690,000. Walk it with me, grass first and house second, and send a message when you want a time.

People ask me what to look at first on a house with land, and my answer is always the drive, before you ever go inside.

A drive is the part of the property you use every day, in every kind of weather, and it tells you how the rest has been looked after. Check the surface and the edges. Notice where the water would go in a hard rain. Look up, because trees over a drive are a pleasure in July and a question in January, and it is worth asking who deals with a fallen limb and what that costs in a normal year. Then stop and see how the house meets you.

At 104 Thornbrook Drive in Penn Township, the drive has a stone wall on one side and a rail fence on the other, the leaves meet overhead, and it ends at a brick house with columns at the front door. I slow down every time I picture it. This is southern Butler County, in the Knoch School District, and Pittsburgh-Butler Regional Airport is also in the township. The house is listed at $2,950,000.

If I could show you only one thing at 859 Blackburn Road, it would be the opening between the long room and the dining room. You stand on the wood floor with windows running down one side, and the room you are in quits being a destination and becomes the way into the next one, with a chandelier hanging at the far end. Plenty of houses are built to be photographed from the doorway. This one was built to be moved through, and the sconces, the painted mantel and the two doors set on either side of a fireplace all say the same thing.

The listing calls it a restoration, and I would describe it the same way. The sellers have already done the roof, the gutters and downspouts, a new septic system and the drive, so what remains is finish work you could take in whatever order suits you. It sits on nearly ten acres in Sewickley Heights, with lawns, a paddock and mature trees, and in October the hills around it are turning.

Most big houses are built to be looked at. The good ones are built for a lot of people to be in at the same time, and those are not the same house.

435 Myoma Road is the second kind, and the proof is in how the rooms hand off to each other. The great room has a stone fireplace and windows that rise up under the beams, and the kitchen sits right beside it, so whoever is cooking is never cut off from whoever is on the sofa. The dining room is a room of its own, with a long table under a chandelier that stretches the length of it, and upstairs a rail looks down over the whole scene. There are nine bathrooms, which I count as a design decision, because nobody ends up waiting on anybody.

Mars was called Overbrook until 1882, when the railroad pointed out it already had a stop with that name. I like that the town got renamed to keep the trains straight.

I would host Thanksgiving here and never apologize for the size of the table. Come walk it with me, kitchen first.
