About 9% of homes currently for rent were previously listed for sale. Once you rent, the law treats you as a landlord, with tenancy registration, safety requirements, and ongoing duties like repairs and late rent.

The costs add up too. Landlord insurance runs about 25% more than a standard homeowners policy, property management typically takes around 10% of rent, and vacancy gaps still mean paying the mortgage with no rent coming in.

📊 National headlines say home prices are falling. That’s true nationally, and misleading for South Jersey.

Nationally, the median asking price dropped about 3% since August as inventory hit its highest point since 2019. Locally, it’s a different story. Across our five counties, the median asking price moved by about 1% over the same stretch, and closed prices are up 3.9% year over year, from $360,000 to $374,000.

Not one of the five counties has a lower median sale price this year than last. National averages blend markets moving in opposite directions. What matters for your decision is what’s happening in your county.

The Fed sets its own rate. Mortgage rates follow the 10-year Treasury yield, which moves with inflation. August inflation cooled to 3.4%, but markets still see an 80% chance of one more Fed hike before year end.

Translation: rates could stay elevated a while longer. Waiting isn’t guaranteed to pay off.
