A very special congratulations to my sellers! 🏡🩵

Back in December, I had the honor of helping them find their forever home on the water. Since then, they’ve been working their butts off making it their own—and now I’ve also had the privilege of helping them sell their other beautiful home in River Run!

They keep teasing me with updates about everything they’ve been doing at their waterfront home—including somehow discovering an extra space that none of us even knew was there! How cool is that?! Now I’m anxiously waiting to see the finished home, because I know it’s going to be amazing! 🌊✨

Thank you to Debbie Bennington for bringing the buyers, and congratulations to them on their beautiful new home! 🎊

Thinking about selling? Here’s one step you can begin before the sign ever goes in the yard: gather the paper trail. 🏡

Start a folder for anything related to your home, including:

🩵 Appliance manuals and warranties
🩵 HVAC and other service records
🩵 Receipts for major repairs or improvements
🩵 Permits or contractor information, when applicable
🩵 HOA or condo documents you already have

You don’t need a perfectly organized file. Simply gathering what you can may help answer questions and make the preparation process feel more manageable.

Congratulations to first-time homeowners Alexis & Ethan! 🏡🩵

There is so much to celebrate for this sweet couple—not only are they officially homeowners, but they’re also engaged! I’m so happy for them and all of their pups as they begin this exciting new chapter together. 🥰

This closing is also extra special to me because it’s my first one to close since joining The Harrington Group! I’m making it a point to get better about celebrating my amazing clients here on social media—so Alexis and Ethan, you two are the lucky ones kicking it off! 😂🩵

I’m incredibly thankful for my new team and everyone who helped me through this transition. A special shoutout to Amber Waller, my transaction coordinator. Opening doors is the fun part—but the best home tours begin before we ever step inside. 🏡

Having a current pre-approval helps you shop with confidence, understand what feels comfortable monthly and move quickly when the right home comes along. If you’re purchasing with cash, having proof of funds ready is just as important.

And don’t forget about location! Paint, flooring and décor can be changed, but the home’s location cannot. Consider your daily commute, nearby conveniences, community feel and proximity to the places you enjoy most.

I thought it might be time for a little reintroduction. 🩵

I’m Andrea Geppi-Dolan, a REALTOR® licensed in Delaware and Maryland with The Harrington Group of Coldwell Banker Realty.

I’ve spent more than 25 years between the Eastern Shore of Maryland and Coastal Delaware, and now I call Delaware home literally right along the Maryland–Delaware line. I really do get the best of both worlds!

Before real estate, I spent years working in the beauty industry. The careers may seem completely different, but the part I’ve always loved is the same getting to know people, listening to their goals, and helping them feel confident.

Real estate became such a natural next step. I love homes, learning about different communities, and helping people figure out what feels right for them. It’s more than my career; it really is one of my hobbies too!

This career can be challenging, but it’s also incredibly rewarding. Knowing I truly helped someone find a home, make an investment, sell, or begin their next chapter makes the difficult days worth it.

I’ve also made self-care a priority by getting to the beach more even if that means making it my office for a little while. 🌊

Outside of work, I love my daily walks, spending time with my husband and daughter, our fur babies, sitting around the fire pit, relaxing at home, and of course picking crabs! 🦀
