Having owned 3 horses in my life and having helped many clients buy and sell horse properties in Douglas, Jefferson and Elbert county, I think this is a great article especially regarding site evaluation, water access, and barn utilization.

As Realtors we are always selling ourselves...."SOLD in 3 days!" - "SOLD over asking price!" We make it look easy & fun. Frankly, this is why everyone wants to be a real estate agent. The truth is selling real estate is hard work...you don't hear about the sleepless nights over sudden contract terminations, or the frustration when a buyer tours your listing 4 times only to walk away. Despite being an amazing home, we had to navigate a declining housing market, inspection items, buyer financing hurdles & insurance challenges. We went under contract twice before finding the right buyer. Through it all, my seller was incredible, extending grace that at the time I honestly wasn't sure I deserved. I guess my point is anyone can sell a home in a hot market but the side of the business that people rarely see is the effort, grit and patience required behind the scenes. Selling real estate is rarely as simple as it looks.

Over the past five years, I’ve noticed more buyers are seeking multi-family homes. Between adult children navigating high living costs and aging parents needing nearby support, homes with lots of space and well-designed layouts are in high demand. Sellers who highlight these versatile spaces can really increase their buyer pool.

Multigenerational homes are rising as families manage higher living costs, caregiving needs and shared space. See what buyers should look for.
