As Realtors we are always selling ourselves...."SOLD in 3 days!" - "SOLD over asking price!" We make it look easy & fun. Frankly, this is why everyone wants to be a real estate agent. The truth is selling real estate is hard work...you don't hear about the sleepless nights over sudden contract terminations, or the frustration when a buyer tours your listing 4 times only to walk away. Despite being an amazing home, we had to navigate a declining housing market, inspection items, buyer financing hurdles & insurance challenges. We went under contract twice before finding the right buyer. Through it all, my seller was incredible, extending grace that at the time I honestly wasn't sure I deserved. I guess my point is anyone can sell a home in a hot market but the side of the business that people rarely see is the effort, grit and patience required behind the scenes. Selling real estate is rarely as simple as it looks.

Solar Panels — My buyers are under contract on this wonderful property. While solar systems cut down monthly utility costs, an unpaid lease or loan balance transfers directly to the home's next owner and many times the system, interest rates and fees are very high. We went under contract under the condition that seller has solar panels completely paid off before closing. Otherwise, we would have passed on the home.
