We are growing into a team of over 5 people with a range of experience from commercial underwriting, mixed-use / infrastructure, computer science development, and over 60 years of combined experience in real estate.

We have been building this out for over 4 years and are just now finally in a position to begin the first phase of bringing our services public.

Some people have been asking what exactly we are building at Golden Mare Ventures.

The honest answer is that, yes, we could be saying a lot more than we are...

But we are a firm built on the fundamental building blocks of real estate. One of those fundamental building blocks is: underpromise, over perform.

That approach has served us well, and it is one of the reasons people enjoy working with us in the first place.

Right now, the work is very real.

We are in line to close a 104 unit Mobile Home Park in South Carolina in the coming weeks.

What made this one especially interesting was the strategy we brought to the table - otherwise the deal would have been dead in the water.

Instead of forcing a standard path, we brought forward a structure that aligned incentives on both sides and allowed the transaction to move toward a future purchase tied to specific milestones being completed. In this case, that meant progress on pad buildout while keeping everyone focused on ex*****on, accountability, and an actual path to closing.

That is the kind of work we care about.

Real people with real deals.

Once we close this project, the underwriting and consultation service fees are going to be put directly back into GMV and give us the rocket fuel we need to continue supporting operators nationwide.

This past week has been full of forward motion at Golden Mare Ventures.

We have been in productive conversations with loan officers, real estate professionals, and other national service providers as we continue expanding our network and evaluating aligned working relationships across the country.

That includes ongoing discussions across lending, brokerage, insurance, and escrow and legal coordination support where appropriate.

We are focused on building strong relationships with serious professionals who value ex*****on, alignment, and long term collaboration.

Nothing gets rushed. Everything gets evaluated carefully. But the momentum is real, and we are continuing to move with intention.

If it is not documented, it does not exist. Underwriting. Contracts. Disclosures. Operating agreements. Clear documentation protects capital and protects reputation.

3. Place
Market selection and positioning matter. Geography, asset class, niche, and platform determine risk exposure. Discipline in where you operate is as important as how you operate.

The Real Estate Operators Cohort Launches in just 3 days!

Enrollment is now in its final phase for the inaugural Real Estate Operators group, a structured program built to teach real estate as a complete system rather than a collection of tactics.

The focus is on how to evaluate opportunities across residential assets, how capital structures actually work, and how to make informed decisions designed to maximize gains without rehabbing properties, wholesaling contracts, or relying on large teams or outside partners.

Participants are guided through the specific framework we use to analyze deals, assess risk, determine viable exit paths, and understand the financial mechanics that drive long term results.

This is intended for individuals who want to approach real estate with discipline and a professional mindset, including serious beginners, active investors seeking a stronger foundation, and operators looking to refine their process before deploying significant capital.
