I don’t believe in gambling on older homes so my Sellers opted to get the pre-inspection 👏 and it saved them thousands of $$$.
Even with meticulous sellers, there were still a few little things that popped up:
• a leaking sink connection
• a flex pipe under a sink
• an exhaust vent that wasn’t venting outside
• a 17 year roof
• a damaged fascia board
Exactly the kind of things buyers LOVE to circle in red during negotiations. 😅
What could have sounded like “deck damage” during escrow turned out to ONLY be a fascia board repair not the structural deck issue it looked like.
We were also upfront about the roof’s age and showed maintenance records ahead of time. Meanwhile, a very similar home a few blocks away actually lost buyer competition after their inspection revealed the roof needed full replacement.
That’s the power of preparation. Instead of reacting emotionally during escrow, my sellers were able to handle everything calmly, on their own timeline, and with their own vendors BEFORE buyers got involved.
The result?
✨ 3 strong offers
✨ Above asking price
✨ Only a financing contingency
✨ Under contract in 6 days
✨ Closed in 27 days
The smoother a transaction feels for buyers, the stronger the offers usually become.
