I have been a licensed full time Realtor at Coldwell Banker Bain since July 1989. had four condominium projects in all of the named neighborhoods; 420 Melrose, Parkview Plaza, Galer Gardens, and the Colonial Grand Pacific which allowed me to work with both developers and customers as well as designers and architects. Although my primary focus is on the Downtown Seattle condominium marketplace, as a Seattle native I have successfully sold condos and homes throughout many in-city neighborhoods and the greater Eastside. I am the co-founder of the Downtown Condominium Network group, which is comprised of thirty of Seattle’s top real estate professionals sharing the latest updates in the marketplace and providing continuing education to our members. My primary goal is to provide World Class Service to all of my clients, present and past. My professional goal is to earn your business over and over and become your Agent for Life! Sunset over the Sound, every single evening. From your own living room.

2021 1st Ave is back with a new price, it's now one of the strongest values steps from Pike Place Market. Soaring ceilings, walls of glass, a striking fireplace, and a den big enough to be your third bedroom or the office you actually want to work in. Marble baths, a private view deck, and a courtyard with its own waterfall downstairs. Pet friendly, no rental cap.

Offered at $1,098,500.

The ferries will keep crossing the Sound whether you're watching from this deck or not. My advice: watch from the deck.

Every seller thinks their story will be different. The data has never once agreed. 📉

Here's the pattern: list high "to leave room to negotiate," watch the showings go quiet, cut the price, cut it again, and close below what the home would have earned priced right on day one. The market doesn't punish ambition. It punishes hesitation from buyers who've already scrolled past.

The 30-second version of the lesson is in the video. The longer version is a conversation, and it's free.

Selling this year? Save this now, thank yourself at the closing table. 📌

Top floor. Corner unit. Lake Union out your French doors.
2115 Westlake Ave N #402 is the kind of penthouse Seattle buyers ask me about and rarely find a sunken living room with a wood-burning fireplace, skylights throughout, a primary suite with its own lakeview deck, and front-row seats to the 4th of July fireworks. All of it move-in ready with fresh paint, new carpet, and a new HVAC system.
Offered at $920,000.
Every summer, someone stands on a deck like this watching the fireworks and thinks "I should have bought here years ago." Don't be next year's version of that person.

The world's first light rail across a floating bridge just opened in our backyard, and it's quietly rewriting Seattle's price map. 🚈

Twenty minutes, Bellevue to the International District, no car, no bridge traffic. History says the neighborhoods around new stations don't stay "undiscovered" for long, and four of them just got their stop.

The video names names: one Seattle neighborhood, one island, and two Eastside corridors I'm watching closely.

The rent-vs-buy answer isn't a price — it's a timeline. Full breakdown in the video, then tell me which side you're on 👇

When a listing doesn't sell, most sellers blame the market. Sheila and Michael tried a different agent first the home didn't move.
Then we relisted it. It sold quickly, and at a better price. 🍀
And here's the part I'm proudest of: the buyer on the other side of that transaction was impressed enough to hire me for his next purchase. When both sides of a deal walk away wanting to work with you again, that's the standard 37 years teaches you to hold.
Thank you, Sheila and Michael, for trusting me with a home that deserved a second chance.
Thinking of relisting a home that didn't sell the first time? Let's talk about what went wrong and what we'd do differently. 🏡

Some homes have a view. This one has the view.
2021 1st Avenue a 1,581 sqft two-bedroom + den in the heart of downtown, with walls of glass framing the Sound and the Olympics. Soaring ceilings, a marble spa bath, private deck, concierge building… and Pike Place Market at your doorstep.
Offered at $1,199,888.
After 37 years in this market, I can tell you: locations like this don't repeat themselves.

One week of Seattle sun. Five scoops worth spending it on. 🍦☀️

I've mapped every good ice cream stop within five minutes of a listing, call it market research. Pistachio gelato downtown, the salted caramel classic, a plant-based line out the door, and a Pike Place #1 that sells out by afternoon.

The quiet parts of the Seattle market, said out loud. 🔑
Buyers keep negotiating against themselves because nobody updated them: the frenzy rules of 2021 don't apply to 2026. You have inventory. You have leverage. And there's seller money on the table that most offers never even ask for.
One conversation with the right agent can be worth hundreds of dollars a month literally.
Which of these three surprised you most? Tell me in the comments and save this for when you're ready to write an offer. 📌
