A Little About How I Work
I believe that home is a very special place, and there’s nothing I like better than helping good people find a place they love. My own housing instability as a young child informed me in a visceral way how important a home is and how good it can feel to have a little bit of your own space in the fast-paced outside world. I was lucky enough to eventually land and live near

a wild stream in my built environment where all sorts of natural wonders waited daily to be discovered by an eager child. I spent hours at that stream, reveling in mentally mapping the changes as the seasons went by; as the polliwogs and tadpoles grew into toads and frogs, the small fry grew larger and the birds made their nests and raised their hatchlings. More about this later….. Later, as my family acquired real estate, I was put to work at 6 years old maintaining properties. Much later now with my experience as a former building contractor, I use my hands-on earned knowledge to help my clients see beyond the finishes and staging to approach a real estate transaction with knowledge and confidence. The home buying process is a complicated map of intersecting information and deadlines. I strive to give my clients the undivided attention, loyalty, and guidance they deserve — ideally with a little fun thrown in. Because of my reverence of nature, I endeavored to learn more about how to protect it. I’ve always believed that we can and should demand more from our built environment: more efficiency, greater comfort, healthier indoor air. As a designated Realtor GREEN and Built Green Professional, I genuinely enjoy sharing the advantages of smart, healthy building with my clients and peers, and I can help buyers account for factors such as heating and commuting costs when considering a property. Additionally, my background allows me to help clients see beyond a property’s curb appeal and approach the purchase and sale with clear information. It is an honor to guide home buyers in their quest for sustainability and livability. I’m a great source for ideas and creative problem solving throughout the process of the negotiation, the sales transaction, contractor contacts and beyond. Working with my sellers, I help them to target the likely buyer of their home based on the price point, neighborhood, and features their particular home highlights. Through varied marketing avenues, language, staging and last minutes touches we will target the right people for the maxim results. I consult with my sellers throughout the process to reach their real estate goals when selling their home or investment. A house is a safe haven, a place for family and friends, an investment and much more to many inhabitants. It says something about you as a person and what your values are. Whether you are buying or selling, many different emotions and conflicting interests can get tied up in the process. My aim is to make the transition as smooth as possible and to help you see the process objectively. I will always look out for your best interests and when needed give my buyers and sellers the unvarnished truth even if it hurts (just a little) sometimes. I always ask my clients to do the same with me. It is a trust I don’t take lightly. I’m truly flattered when someone chooses me to represent their interests. I look forward to hearing about your wants and needs in a Real Estate transaction and collaborating on a plan of action to achieve your desired outcome. Being that I was a recycled kid, I support adoption of all kinds including, rainforests, children and pets.

Why I spend my days as a Realtor. . . . I assisted this 90 year old owner in selling her beloved and well cared for home of 30 years. It was time to be closer to family. Her equity allowed her to pull up the moving van for a major life change.

A first time home buyer came to an open house, and with a few down payment incentives from various sources was able to purchase a first home. This cutie has hosted a few now.

The cycle continues. This is why people purchase homes. Instead of rent payments houses are like a tangible savings account. You don’t always know what your withdrawal will be in the end, but you always know as a renter your withdrawal will be zero.

Truthfully, with lease payments you might afford a more luxurious living situation, however eventually with homeowner equity you have more options when you choose to move. You also can paint, tile, garden, and change features to your own taste.

This home was updated with energy efficient features, many not visible, but will provide lower utility bills. Older homes can have other advantages. A backyard bird nest, fruit already setting on the Asian Pear and Yellow Plums in backyard. The front yard showing off currently with blooming Roses, Lilly of the Valley and Daphne. Personally, I love the wildly sculptural 10 foot high hedge of California Junipers.

This mid-century shelter will now be part of someone else’s life and shaped by the making of their memories…..

Who knew an i3 could be a work truck too? Thompson and I successfully “bagged” several 6’ high poison hemlock stands. We proudly returned to the barn with our bounty fastened on my rig with dog leashes — all in a good days work.
I once had a summer job in college where in walked in sand for hours on end. It was great exercise. It doesn’t compare to trying to walk through 4’ high canary grass!
If you want a great workout in sunshine while listening to birdsong, come to a work party . . . better yet, make it a habit! If this doesn’t sound like fun to you, there is a myriad of other outdoor activities where this can be a small part of daily life.

In Edmonds, long-term ownership costs are becoming a larger part of home search conversations. Property taxes, utility efficiency, insurance considerations, and future maintenance planning are all influencing how homes are being compared.

Listings that provide clear information about upgrades, maintenance history, and operational costs are helping create stronger engagement across the Edmonds market. ⁣

When someone texts you and says, can you help me buy a house? Of course I said yes! Then you find out how many people are involved in the decision. I took big gulp and asked where. “Federal Way to Lynnwood”. OK, another gulp. What’s your price range, again, another wide ranging answer. Then there are remote people, and varying work shifts. Well, I thought, I might as well dive in. All the signs were there for trouble in paradise. Except after a bit of a slow start, this team was a joy to work with. I appreciated how they approached the process and their wide ranging set of priorities seemed to coalesce around a couple of great candidates. In the end, they acquired a great home, an amazing yard in maybe even a better neighborhood. After the challenging market of last year, it seems the tide might be turning for the better. Headline: Great People Find a Great House. I looking forward to what they add to the story.

Edmonds buyers are revisiting listings that may have been overlooked during their first week on market.

As inventory continues to shift locally, some buyers are taking a second look at homes after price adjustments, updated availability, or changing priorities. Sellers who remain responsive to feedback and flexible on terms may see renewed interest from serious buyers.

In Edmonds, timing and presentation are continuing to influence buyer activity across several price points. ⁣

Mountlake Terrace buyers may find opportunity in homes that have been sitting a little longer than expected.

When a listing does not gain early traction, it does not always mean the home lacks value. It may simply need a pricing adjustment, better terms, or a buyer willing to look closely at condition, location, and long-term fit.

If you are watching the Mountlake Terrace market, revisiting active listings can be a smart way to uncover options others may have missed. ⁣

Seattle buyers are getting more precise when comparing similar homes, especially when pricing varies within the same neighborhood.

Even small pricing gaps can impact how quickly a home gets showings or offers. Looking closely at recent comparable sales can help you understand whether a home is positioned competitively or sitting above market expectations.

If you are planning to buy, take time to evaluate how each property is priced relative to others nearby before making a decision. ⁣

Seattle is setting the tone for how quickly decisions are happening right now.

Homes priced close to recent comparable sales are moving faster, which means timing matters more than ever. Watching days on market can give you a clear signal on how competitive you need to be, whether you are buying or preparing to list.

If you want a breakdown of how fast homes are moving in your price range, I can walk you through it. ⁣
