🏡 Selling your current home AND buying the next one? The timing is where things get interesting.

It can feel like a real estate version of “Which comes first?” Do you sell first and risk having nowhere to go, or buy first and worry about selling in time?

Here’s one strategy I’ve been using with my PNW clients:

First, we get your current home market-ready by cleaning, decluttering, and handling the repairs that matter.

Then, we start the house hunt. 🔑

Once you find the right home, we can structure your offer strategically, potentially requesting a longer closing timeline and, when appropriate, avoiding a home-sale contingency that could make your offer less competitive.

After your offer is accepted, we get your current home on the market and work toward coordinating both closing dates. Depending on the situation, a leaseback may also give you extra breathing room between homes.

💡 The key takeaway: Don’t treat the sale and purchase like two separate transactions. Build one coordinated strategy around both.

Every situation, contract, and market is different, so the exact approach should be tailored to your finances, timeline, and risk tolerance.
