I received a cash offer tonight on my Beautiful Listing in Glendale, AZ - On the market only 7 days! Buyers are discouraged when they hear a Seller received an offer on a house they liked. This is understandable. Keep in mind, not all offers get accepted for many different reasons. This home is still accepting other offers!
Buyers, if your offer meets the needs of the Seller, you will get the accepted offer over all others. AS IT HAPPENS in Real Estate. Do you have a Gas Hot Water Heater? If you are selling your home, and your gas hot water heater is not 18 inches off of the ground, the Home Inspector will write this up in his report that this needs to be done. Since it is a requirement according to the Uniform Plumbing Code, choosing to do this prior to your Home Inspection just might be a good idea. One less red flag to your Buyer is always helpful. According to the Uniform Plumbing Code, which establishes standards nationwide, they say that the flame or sparking mechanism in a gas water heater must be at least 18 inches off the ground.
