Tempe Market Statistics
Inventory & Activity: There has been a healthy jump in activity, with over 22% more homes on the market and a 26.3% increase in successful sales.

Stagnant Pricing: Despite the increased activity, the median price per square foot has remained virtually unchanged year-over-year.

Market Pace: Homes are sitting on the market significantly longer—the median Days on Market (DOM) jumped from 38 to 66 days, indicating a shift toward a slower, more deliberate buying process.

Supply Stability: The months of supply stayed relatively steady at 3.5 months, suggesting a balanced market that isn't leaning too heavily toward buyers or sellers.

Apr 3 - The affidavits of value have now been analyzed for Maricopa County's March filings and here is what we found:

*There were 7,268 closed transactions, up 2.0% from 7,126 in March 2025 and up 28% from February.
*There were 1,246 closed new homes, down 17.0% from 1,501 in March 2025 but up 19% from February.
*There were 6,022 closed re-sale transactions, up 7.1% from 5,625 in March 2025 and up 30% from February.
T*he overall median sales price was $481,370, down 1.8% from *March 2025 but up 0.5% from February.
*The new home median sales price was $512,062, down 4.5% from March 2025 and down 1.1% from February.
*The re-sale median sales price was $470,000, down 1.1% from March 2025 but up 1.1% from February.

Once again, new home sales performed poorly compared with resales. New home price trends were also weaker than re-sale price trends. This situation has existed for many months now so it would be a mistake think of it as a temporary blip.

March 2026 had 22 working days, one maore than March last year, giving it a a 5% advantage. February 2026 had only 19 working days, so March had a 16% advantage over February.

In this light the 2% rise in monthly closings year over year is really a 3% drop in closings per day. However re-sale closings per day were up slightly from March 2025 while new home closings were down by a surprising 21%.

New homes market share was only 17.1% which is the lowest since June 2022. The weakness of the new home market is obvious but the re-sale market is holding up much better.

Median prices were lower than a year ago, by a similar percentage to last month. with new homes falling noticably more than re-sales.

The median is largely unaffected by the top-end of the market which is still vastly outperforming the rest of market in both transaction volume and pricing.

All the above numbers are for single-family detached and condo/townhouse properties in Maricopa County only.
