If youโ€™ve ever had to appear in court, you know that simply getting to the courtroom can be stressful enough.

It sounds unbelievable, but visitors to the Sandra Day Oโ€™Connor U.S. Courthouse in Phoenix may have to pass through a six-story atrium that can reach more than 100ยฐF during the summer.

The building was designed to cool the atrium using an elaborate misting system rather than traditional air conditioning. The idea was innovativeโ€”but the system hasn't worked in the desert as intended.

While the courtrooms and offices are air-conditioned, the experience for members of the public entering the courthouse and staff can be anything but comfortable.

๐Ÿšจ Arizona Property Owners: Deed Fraud Is on the Rise

Imagine discovering that someone has fraudulently transferred ownership of your home or vacant landโ€”and you had no idea it was happening.4

Thatโ€™s exactly what happened in several cases highlighted in a recent report on Arizonaโ€™s growing deed fraud problem.

Scammers are using forged signatures, fake IDs, fraudulent notaries and other deceptive methods to illegally transfer property ownership. The fraudulent owners may then attempt to sell the property or mortgage it to access the equity.

๐Ÿ  Vacant properties, rental properties, recently inherited properties and homes owned by seniors can be especially vulnerable.

One Flagstaff property owner nearly lost a 5-acre property worth almost $400,000 after someone attempted to sell it using fake identification documents.

In another case, a Scottsdale homeowner spent more than $20,000 in legal fees and years of work to recover a home that had been fraudulently transferred and sold.

Arizona is now taking steps to combat the problem. A new law that took effect in late July:
๐Ÿ”น Makes deed fraud a felony
๐Ÿ”น Requires valid photo identification when filing property records
๐Ÿ”น Requires additional verification of buyers and sellers
๐Ÿ”น Requires notaries to obtain a thumbprint for deeds and other real estate documents
๐Ÿ”น Requires county assessors to create property-owner alert systems
๐Ÿ”น Provides for notifications when ownership or tax mailing addresses change
Arizona also launched a free statewide county recorder title alert system in 2025, allowing property owners to receive notifications when documents are filed against their property.

โš ๏ธ The Takeaway: Property owners should remain vigilant. Regularly monitoring property records and signing up for available title and assessor alerts can help identify suspicious activity sooner. If you believe someone is attempting to fraudulently transfer your property, acting quickly can be critical.

In ๐˜—๐˜ถ๐˜ฏ๐˜จ ๐˜ท. ๐˜๐˜ด๐˜ข๐˜ฃ๐˜ฆ๐˜ญ๐˜ญ๐˜ข ๐˜Š๐˜ฐ๐˜ถ๐˜ฏ๐˜ต๐˜บ, Michigan, the U.S. Supreme Court held that when property is sold through a fairly conducted tax sale, the constitutional measure of compensation is generally the actual sale proceedsโ€”not the property's fair market value.

The case involved a Michigan family whose home was sold for $76,008 after approximately $2,242 in unpaid property taxes. The family argued they were entitled to compensation based on the property's higher market value.

The Court rejected that argument and also rejected their claim that the sale constituted an excessive fine under the Eighth Amendment.

New housing data highlights a positive trend for Eastern Arizona. ๐Ÿก

According to a new statewide housing risk analysis, Graham County ranks among Arizona's counties with the lowest foreclosure risk, while neighboring Greenlee County falls in the middle of the state's rankings.

The report evaluated housing markets using factors including foreclosure activity, affordability, unemployment, and the share of homeowners with underwater mortgages. The results underscore the differences in housing market conditions across Arizona communities.

A new jury-duty scam is using fear, pressure and personal information to convince victims that they are facing arrestโ€”and the scammers are becoming increasingly sophisticated.

According to The Wall Street Journal, Kimberly Fudge of Tampa was targeted by scammers posing as law enforcement officers. They claimed she had missed federal jury duty and that a warrant had been issued for her arrest.

Over nearly 10 hours, the scammers:
๐Ÿ“ž Posed as multiple law-enforcement officials
๐Ÿ”Ž Used specific personal information to make their claims seem legitimate
๐Ÿ“ Told Fudge they were tracking her location
๐Ÿ’ฐ Directed her to deposit cash into a cryptocurrency machine as โ€œbailโ€
โฐ Kept her under intense pressure and instructed her not to tell anyone
Fudge ultimately lost $25,000.

The scam was eventually interrupted when her husband became suspicious after she asked him to send money without asking questions. He consulted ChatGPT, recognized that the situation could be a scam and called 911.

๐Ÿšจ ๐—ง๐—ต๐—ฒ ๐—ง๐—ฎ๐—ธ๐—ฒ๐—ฎ๐˜„๐—ฎ๐˜†: Authorities warn that they will not call you to threaten arrest or demand money because you missed jury duty. The WSJ reports that these โ€œpanic scamsโ€ rely on intense stress and pressure to prevent victims from thinking clearly.

If you receive a call like this, stop, step away from the conversation and independently verify who is contacting you.
