Did you know that June is National Homeowners Month?!⁣

To celebrate our homeowners, this month I'll be sharing to help you make the most of the place you call home. ⁣

We’re kicking the festivities off this week with a June Home Maintenance Checklist.⁣

1. Clean out gutters and downspouts.⁣
2. Power wash driveway and sidewalks.⁣
3. Clean and repair outdoor play equipment.⁣
4. Check the A/C and schedule maintenance if needed.⁣
5. Prep the grill for summer barbecuing.⁣
6. Clean the dryer vent and exhaust duct.⁣
7. Wash, fold, and organize pool and beach towels.⁣
8. Organize and store school supplies and papers.⁣
9. Replace air filters.⁣
10. Dust ceiling fan blades and set to spin counterclockwise. ⁣

You made a killer offer, and the sellers are on board. There’s just one hiccup. They need to hang around town for several more months. You don’t want to lose the house, and you’re willing to be flexible. The solution? A leaseback. ⁣

A leaseback is an agreement between the new owner of a home and the former owner that rents the house back to the owner for 30-, 60-, or 90- days. While a leaseback clearly benefits the seller, willingness on a buyer’s end can be a powerful bargaining chip in a competitive housing market. ⁣

Congrats to my great friends & on the closing of their first home! When Carey first came to me, she was so concerned about the market since she had been hearing so many terrible things on Toktok. I assured her it wasn't as bad as everyone says and as long as they had a plan, they would be fine! We started looking on a Saturday and were under contract by Monday! This house is perfect for them and I am so thrilled I had the opportunity to work with them!

"The people who are the happiest are the ones who do the most for others." ⁣

I think this is a great quote to reflect on as we enter the second quarter of 2022.⁣

As I think about my own life and the moments that have brought me the most joy, it's been at times when I've been able to use my gifts, my time, and my experience to help others achieve dreams of their own.⁣

In the first quarter of the year, I have helped 5 families and sold (including pending) 2.5M in real estate, which was roughly what I did the entire year of 2021. I am SO thankful to everyone who has helped me grow and been supportive of my business thus far. It means the world.

Here's to the next quarter of 2022, make it a great one!

⁣✔ Expect multiple offers. According to recent data by the NAR, the average seller is receiving 3.7 offers on their home. While this may taper down a bit, it’s likely you’ll have more than one buyer interested in your home.⁣
⁣✔ Expect to learn a lot of real estate lingo. Multiple offers mean you'll be doing a deep dive into contingencies, escalation clauses, appraisals, and inspections to determine which offer is best for you. No need to stress — your agent will explain it all.⁣
⁣✔ Expect competition to increase. Spring is the busy buying season so while inventory has been low, many who delayed selling during the pandemic will be looking to capitalize this spring. ⁣

I'm taking aim at you, pesky mortgage myths. Get ready to be debunked, once and for all! ⁣

Myth: Low mortgage rates mean you need to buy a home ASAP.⁣
Truth: Rates are low, but don’t let that rush you into a decision you’re not quite ready for. Consider the flip side: Low rates have pushed home prices up more than 19%. Translation? You could end up overpaying for a home just because rates are low.⁣

Myth: IF you find a house you like, THEN you can worry about a mortgage.⁣
Truth: Nope. Not true. In this market, you’ve got to have your financing locked up if you want a chance at nabbing the home you love. Offers are flying around so fast you simply don’t have time to make an offer without a pre-approval.⁣

Myth: You need piles of cash lying around to buy a house.⁣
Truth: The average buyer put down just 12% in 2021. For first-time buyers, the average was closer to 7%. So while you do need to be financially sound and have a steady job, the 20% down payment myth is just that…a myth.⁣
