Do you know the difference between a good real estate investor and a great real estate investor?

Here it is:

- Good real estate investors find good deals
- Great real estate investors run a good business

For example:

Most of the multi-family apartment complex investors out there focus on deals.
- Run coaching programs
- Fly on jets
- Boast about depreciation
- And how they pay no taxes

But they forget that the value of the asset is based on how you run the business.

Meaning:
The value of an apartment complex is entirely based on the NOI (net operating income) of the apartment renting business.

If you had no tenants, the complex wouldn't be worth much... right?

In all honesty, here is the truth:

We need to do 2 things to be GREAT investors:
1. Find good "deals"
2. Run a good business

It is that simple.
