When Selling your home, exposure & pricing drive the bus. Lack of exposure can cost an owner real money EVEN in this sellers market.

Exposure = Higher Demand = Maximize Sale Price.

This has been tried and true until now. Over the last few months, Buyers using AI apps to search for properties have skyrocketed to 65%, changing the meaning of EXPOSURE in 2026. They now search using real language, not drop down boxes. This is the new breakthrough and will become the standard in a very short time.

An example;
Old search = drop down boxes Beds=3, Baths=2, Location=Eastchester, Scarsdale etc.
New search = 👉 “Move-in ready home near Metro North with dedicated home office and fenced yard under $1MIL in Eastchester” or White Plains etc.. See the difference!

New rules for agents and buyers (about 18 months already)
Buyers have the option of whether they want professional buyer representation or go straight at it with the listing agent who should be representing the seller.
Every Buyer agreement I have starts with slight hesitation from Buyers. They really dont know who I am yet or the high value representation that's in store for them. Instead of you just signing a contract being pushed on you, be smart and selective. Below is a comment from my latest Buyers, in contract on a 1MIL+ home in White Plains.
I asked what advice or comments would you give to other buyers after moving forward to commit with me?

"On the buyers being hesitant to sign, I would say that they shouldn’t be afraid to ask you questions on your approach, your experience, how you handle competitive bids, any testimonials, etc. At the end of the day, they’re hiring you for a service and so they can “interview” you to get comfortable. The other thing I’d say is that they can lock in for a shorter period of time like we did and then extend once they get comfortable. They have to understand that this is a requirement nationally and not just something you’re asking for on your volition."

Buying is competitive across the board. In certain locations and price ranges, it can be downright fierce. If you're not all set with your Realtor, it just makes it that harder. Explore your options, book a call.
