I know it’s tempting to stop by the model home on a Sunday afternoon “just to look.”

But that casual visit can turn into a sales conversation fast.

The builder’s representative works for the builder, not for you. Their job is to sell the home and protect the builder’s interests.

And new doesn’t automatically mean problem-free.

Even major builders have faced homeowner claims involving foundation issues, leaks, roofing problems, mold, and poor workmanship. That shiny new home can still have problems hiding behind the fresh paint and pretty finishes, and some issues may not show up until months or even years later.

You still need someone looking out for your side.

That means reviewing the contract, asking the right questions, helping you understand what you’re actually agreeing to, and yes, making sure you get inspections.

New construction is still construction.

Before you visit that model home, call your agent first. Bring someone whose job is to represent YOU, not the builder.

Moving to a new state sounds exciting… until you actually start thinking about everything you don’t know yet.

I’ve been there. The uncertainty, the second-guessing, wondering if you picked the right area, what everyday life will actually feel like, and all the little things nobody really tells you before you move.

Some things you can research ahead of time. Others you only learn once you’re living there.

So if a move is somewhere in your future, here are 7 things I wish I knew before moving to a new state.

And if Savannah or the surrounding area happens to be on your list, I’m always happy to help you get a better feel for what it’s actually like to live here.

If you’re planning to sell, here’s what I’d do if I were listing my house in 4 weeks: 🏡

WEEK 1: Declutter + Clean
First, I’d get rid of STUFF. Closets, cabinets, pantry, garage, bathroom drawers, countertops… if I don’t use it or need it, it’s going.

Then:
• Clean/paint baseboards
• Wash windows + screens
• Clean vents, doors + frames
• Clean lights + ceiling fans
• Scrub grout
• Clean cabinets + drawers
• Degrease cabinets + appliances
• Remove cobwebs
• Touch up scuffed walls
• Clean switches + outlet covers

And I’d start packing. You’re moving anyway, so why move things twice?

WEEK 2: Fix the Little Things
I’d walk through like a buyer and fix the things I’ve stopped noticing:
• Dripping faucets
• Loose handles
• Doors that don’t close right
• Stuck windows
• Burned-out bulbs
• Damaged screens
• Dirty/missing caulk
• Chipped paint
• Beat-up walls

I’d keep paint neutral and light bulbs consistent. 2700K is a good starting point.

WEEK 3: Curb Appeal
Buyers form an opinion before they walk inside.
• Freshen mulch
• Pull weeds + dead plants
• Trim bushes + trees
• Cut + edge grass
• Clean porch + front door
• Replace the old sad doormat
• Clean exterior lights + mailbox
• Power wash house + driveway
• Clean gutters + garage door
• Hide hoses, trash cans + clutter

You want, “Oh, this is cute.” Not, “Well… we’ll have to fix that.”

WEEK 4: Deep Clean + Photo Ready
Deep clean bathrooms, kitchen, appliances, floors and those ignored corners. Have carpets professionally cleaned.

Then:
• Clear countertops (again)
• Put away personal items
• Make beds + fluff pillows
• Open blinds
• Turn on lights
I’d do a final walk-through

Your home is ready for photos and videos in good natural light. You spent four weeks getting your house ready. Make sure the pictures show it off.

Four weeks. Four priorities.
Declutter. Repair. Curb appeal. Deep clean.

Here’s a look at the Savannah real estate market for July 2026. 📊

There were 1,245 homes for sale at the end of July, with 349 new listings coming on the market during the month.

247 homes sold, and it took about 75 days for those homes to sell.

The median sales price was $392,174, while the average sales price came in at $552,685.

Across the market, homes sold for 94.6% of their original list price.

Compared to July 2025, inventory is up 25%, new listings are down 5.7%, closed sales are down 15.1%, and homes are taking about 10 days longer to sell.

The market is giving buyers more choices and more time, while sellers need to be realistic about pricing and expectations. 🏡

Paint feels like an easy update when you’re getting ready to sell. But choosing a wall color is one of those things where a little thought upfront can save you time, money, and frustration later.

Especially when you’re trying to make your home appealing to the widest range of buyers.

POV: It's 97° in Savannah and your AC is running 24/7 🥵

Here are 5 things I tell all my homeowners to do RIGHT NOW to keep your house efficient and your bill down:

1. SEAL THE LEAKS
Hot, humid air is sneaking in around your old windows and doors. $8 caulk/weatherstripping can save you 10% on cooling.

2. FLIP YOUR CEILING FANS
They should spin COUNTER-CLOCKWISE in summer. That pushes cool air down. There's a little switch on the base of the fan - everyone misses it.

3. BLACKOUT THE SUN 9AM-6PM
Direct sun can heat a room by 15-20 degrees. Close blackout curtains or thermal shades during the day. Huge difference.

4. THERMOSTAT TO 78° + CLEAN FILTER
Set it to 78° when you're home, higher when you're away. And please change that AC filter monthly! A clogged filter makes your unit work twice as hard and die faster.

5. STOP HEATING YOUR HOUSE
Your oven and dryer are pumping heat into your house. Grill outside, use the air fryer, run the dishwasher/dryer at night.

Gone are the days of throwing a blurry photo online and walking away with ten competing offers by Monday morning. 🤩

Right now in Savannah, we are sitting at over 5 months of inventory.

That means buyers have options, and there is a lot more competition out there.

When you have that much inventory, the first 14 days on the market are your golden window.

If you want to stand out, you really have to focus on three things:

💵 Pricing: Overpricing just leads to sitting on the market. Price it right from the start to catch buyer attention.

🛠️ Condition: Buyers want something they can move right into. Making sure things look clean and fresh goes a long way.

🏡 Marketing: A sign in the yard just doesn't cut it anymore. You need real exposure to get people through the door.

Getting all of that right before your listing goes live makes all the difference in whether your house gets snapped up or gets lost in the shuffle.
