Most buyers don't get stuck because the market is hard. They get stuck because they're not sure what step they're actually on or what the next one looks like.

There are really four stages: getting financially ready, getting pre-approved, actively searching, and making offers. Each one has a different focus and a different timeline. A lot of buyers blur them together and wonder why nothing is moving forward.

Knowing exactly where you are makes it easier to know what to do next.

Drop a number in the comments: 1 if you're in the financial prep stage, 2 if you're pre-approved and searching, 3 if you're actively making offers, 4 if you're under contract. I want to know where everyone is at.

Almost every buyer has one. The house they saw, loved, and didn't move fast enough on. Or made an offer on and lost. Or talked themselves out of for a reason that doesn't feel as convincing now as it did then.

It's one of the quieter things about this process that nobody really prepares you for. A home isn't just a financial decision. It's a place you can already picture your life in before you've ever spent a night there. Losing one stings in a specific way.

A lot of sellers spend so much time trying to time the market perfectly that they miss the window they were standing in.

Perfect timing in real estate is a myth. What's real is a good market, a well-priced home, and a buyer pool that's ready to move. May has all three of those things right now. Waiting for something better usually means waiting for conditions that may not come, while the buyers who were ready in Spring move on to something else.

The sellers who do well aren't the ones who timed it perfectly. They're the ones who made a clear decision and executed it well.

Deferred maintenance is one of those things that feels like a money-saving decision until it isn't.

The small water stain on the ceiling that's been there for two years. The deck that needs sealing. The HVAC that hasn't been serviced since the last owners. These items have a way of compounding quietly and then showing up all at once, either in an inspection report when you go to sell or in a repair bill that could have been a fraction of the cost a year ago. Buyers notice deferred maintenance and they price it in, usually more aggressively than what the actual fix would have cost you.

Staying ahead of the small stuff protects the big number.

There are some pieces of real estate advice that get passed around so often people treat them as rules, even when they haven't been true for a long time.

"Always lowball your first offer." "Never buy the most expensive home on the street." "Wait until you have twenty percent down." Some of these made more sense in different market conditions. Some were never quite as universal as they sound. The problem is advice like this gets repeated so confidently that people build strategies around it without questioning whether it fits their situation.
