Closing out this month with memories from one of our favorite nights of the year. 🏇❤️

Our annual 𝑪𝒍𝒊𝒆𝒏𝒕 𝑨𝒑𝒑𝒓𝒆𝒄𝒊𝒂𝒕𝒊𝒐𝒏 𝑵𝒊𝒈𝒉𝒕 𝑶𝒖𝒕 𝒂𝒕 𝒕𝒉𝒆 𝑹𝒂𝒄𝒆𝒔 at Canterbury Park is always a highlight in September—but it’s not really about the races. It’s about getting to spend an evening with the people who have trusted us, supported us, referred us, and allowed us to be part of some pretty important chapters in their lives.

Seeing so many familiar faces, catching up, sharing a few laughs, and simply enjoying a night out with our team and clients is a great reminder of why we love what we do. 🏡

To everyone who joined us—𝐭𝐡𝐚𝐧𝐤 𝐲𝐨𝐮 𝐟𝐨𝐫 𝐦𝐚𝐤𝐢𝐧𝐠 𝐢𝐭 𝐬𝐮𝐜𝐡 𝐚 𝐟𝐮𝐧 𝐧𝐢𝐠𝐡𝐭. And to all of our clients, friends, family, supporters, trusted business partners that donated raffle items, whether you could be there or not, thank you for continuing to be part of the Peterson Skattum Realty Group journey.

September, you were a good one. ❤️
Here are a few favorite moments from the night! 🏇🎫

P.S. We know Real Estate. We also know we have some pretty amazing clients. 🥰

The Twin Cities housing market is finally balancing out. If you’ve been waiting on the sidelines, here is exactly what the data looks like right now:

$399,900: The median sales price. (Home values are holding strong!)
45 Days: The average time it takes a home to sell.
2.8 Months: Our current supply of inventory.

What this means for Buyers: You finally have the gift of time. With inventory up over 5%, you can actually tour multiple homes, sleep on your decision, and negotiate terms without the chaos of a few years ago.

What this means for Sellers: You are still in a great position, sellers are currently getting an average of 99.7% of their list price! But strategy matters now. Move-in-ready, accurately priced homes are the ones winning top dollar.

Real estate is hyper-local. Curious what the exact market data looks like in your specific neighborhood? Shoot us a DM, and we will answer any questions you have!

It is tempting to check your Zestimate and think, “Awesome, that’s what my house is worth.” But pricing your home based purely on that number can be a major mistake.

A Zestimate is just a computer algorithm pulling basic data from online tax records, like your square footage, bedrooms, and bathrooms.

What it completely misses are the human details that actually drive value:
Your updates: Did you recently remodel the kitchen or add high-end finishes? The algorithm has no idea.
The layout: Unique floor plans or custom spaces aren’t factored in.
The location nuance: In Minnesota, this is huge. A 3-bed, 3-bath house sitting right on the lake is worth significantly more than a 3-bed, 3-bath house across the street. But to an algorithm? They can look identical on paper.

Zestimates are a fun data point to look at, but they shouldn’t dictate your actual listing strategy. To get top dollar, you need a real human look at the whole picture, neighborhood trends, condition, and those unique features that make your home stand out.

Curious what your home is actually worth in today’s market? Drop a comment below!
