It is tempting to check your Zestimate and think, โAwesome, thatโs what my house is worth.โ But pricing your home based purely on that number can be a major mistake.
A Zestimate is just a computer algorithm pulling basic data from online tax records, like your square footage, bedrooms, and bathrooms.
What it completely misses are the human details that actually drive value:
Your updates: Did you recently remodel the kitchen or add high-end finishes? The algorithm has no idea.
The layout: Unique floor plans or custom spaces arenโt factored in.
The location nuance: In Minnesota, this is huge. A 3-bed, 3-bath house sitting right on the lake is worth significantly more than a 3-bed, 3-bath house across the street. But to an algorithm? They can look identical on paper.
Zestimates are a fun data point to look at, but they shouldnโt dictate your actual listing strategy. To get top dollar, you need a real human look at the whole picture, neighborhood trends, condition, and those unique features that make your home stand out.
