New home prices are down 16% from their 2022 peak, now sitting at their lowest level in 5 years.

Here's what's actually happening with new construction pricing right now.

The median new home price hit $460,300 back in October 2022, the top of the pandemic-era bubble.

As of March 2026, that number has fallen to $387,400, a 16% drop, and the lowest price since July 2021.

For comparison, during the last housing downturn from 2007 to 2010, builders cut prices by 22% peak to trough.

We're not there yet, but the trend is clearly moving in that direction.

Here's why builders are doing this.

They're sitting on a serious inventory glut, and unlike homeowners who can simply wait out a slow market, builders need to keep selling to stay in business.

So instead of holding firm on price, they're cutting, adding incentives, and even paying down mortgage rates just to keep buyers walking through the door.

37% of builders reported cutting prices in July alone, with average reductions around 6%.

Here's something that hasn't happened in 52 years.

New homes are now actually cheaper than existing homes in some markets, a complete reversal of the normal pattern.

If you've been waiting for real price relief in the housing market, new construction is where it's actually showing up right now, while existing home prices in most areas have stayed far more stubborn.
