Happy Fun Fact Friday! Did you know that 114 Middle Avenue once functioned as an auto repair shop and candy factory? If not, join us this Sunday for Carol Godette’s “Mom & Pops of the East Side” Stroll!

Built c. 1930, 114 Middle Avenue features brick arches and a decorative brick course along the building’s facade. According to a 1936 city directory entry, the building functioned as the “Middle Ave Garage” and was run by Myron Chamberlin. Born in 1901, Chamberlin was a well-known machinist and mechanic who lived and worked in Saratoga Springs. In 1932, Myron married his wife Marjorie Acome, and the couple had two children together. When the garage came under new ownership, Chamberlin continued his career as a machinist at Saratoga Industries, a subsidiary of Espey Mfg. & Electronics Corp. Shortly after his retirement, Myron passed away on February 7, 1969, from a long illness.

Between 1950 and 1954, 114 Middle Avenue was altered to for the wholesale business Hayes To***co Company. It was owned by Ellsworth and Marie “Betty” Jones. Ellsworth sold the business to his brother-in-law, William “Bill” Donohue, in 1976. While Bill operated the business, then called Donohue Candy and To***co Co., Ellsworth went on to be elected Mayor of Saratoga Springs. He served five consecutive terms until 1990. In 1982, Bill took on a business partner, Michael Higgins, to form Donohue and Higgins Candy and To***co Co., and moved the business to Glens Falls. The Higgins family continues to operate the business today as The Wholesale Candy Shop.

The property at 114 Middle Avenue was purchased in 2002 by Michael and Margaret Roohan. The couple converted the vacant commercial building into a residential home with an open floor plan. It was featured in the April 2006 issue of “House Beautiful” magazine. The Roohans sold the house the following year. It has remained a private residence while evoking fond memories of candy from days gone by.

Only two strolls left in our Autumn Sunday Stroll Series!

This Sunday, October 18, Carol Godette leads the new stroll “Mom & Pops of the East Side.” This stroll focuses on a concentrated area of the East Side that once teemed with neighborhood shops and markets. Many neighborhood stores were not purpose-built commercial buildings: they were garages, front parlors, additions to houses, and converted storefronts. They existed because neighborhoods needed them and because ordinary people found a way to make a living. Mom & Pop stores were not just about groceries: they were about entrepreneurship, trust, immigration, childhood, newspapers, gambling, schools, transportation, race track culture, and community. The stores were simply the stage on which all these stories unfolded. The tour meets in front of Lake Avenue School, the NE corner of Lake Avenue & Regent Street.

On Sunday, October 25, new docent Steve Attanasio leads the refreshed tour “Historic Madison & Fifth Avenues.” Explore the architectural diversity and historical development of a charming neighborhood near the Saratoga Race Course. Stroll along the beautifully manicured streets and learn how the area evolved from the late 1800s through the 1940s.

Sunday Strolls begin at 10:30AM, last approximately 90 minutes and require walking and standing on varied terrain. Tours are limited to 30 participants. The cost per tour is $15 for SSPF members and $20 for non-members. Foundation members with stroll passes can contact the Foundation’s office to book their Sunday Stroll before the date they choose. ⁠

Happy Fun Fact Friday! Learn about 39 Franklin Street, one of the many historic homes that will be featured on this week’s “Wealth & Wellness: Franklin Square” Sunday Stroll!

Built by carpenter Andrew Hall circa 1857, 39 Franklin Street is a three-story brick Italianate residence featuring a low-pitched roof with wide-overhanging eaves and decorative brackets, eyebrow windows, and a full-width porch. In 1858, Hall conveyed the property to Walter and Caroline Balfour of Massachusetts. Census records from 1860 list the couple living at 39 Franklin Street with Caroline’s mother and three of Caroline’s siblings.

The Balfours lived there until 1869, when they sold it to merchant David Winans and his wife, Sarah. In 1870, Winans acquired the vacant property at 66 Franklin Street. The following year, he built a Second Empire residence (demolished in 2014). Once the house was completed, he and Sarah moved there and rented 39 Franklin Street to Nathan and Susan Morey. Nathan inherited a tanning business from his father but was forced to close it due to the economic downturn of 1873. The couple also owned a meat market that operated at 175 Broadway in 1872 and 1873.

In 1874, the Winans conveyed ownership of 39 Franklin Street to the Morey family. That same year, Nathan began a new business venture, when he transformed 39 Franklin Street into a boarding house. The Moreys continued to live at 39 Franklin Street with their two children, Carrie and John, while they rented rooms to others. In his spare time, Nathan enjoyed playing baseball. Nathan and his brother Robert Morey took their love of America’s favorite pastime and formed one of Saratoga Springs’ earliest baseball clubs. On January 23, 1883, Nathan died at the age of 46. Following his death, Susan continued to live and rent out rooms at 39 Franklin Street.

CALL TO ACTION: Saratoga Springs, New York has long been known for its historic charm: it’s one of the main reasons that people visit, move here, and choose to stay. This October, the City Council will vote on significant changes that threaten the character of our neighborhoods.

The mayor says these changes provide more clarity and consistency for owners, but state and local preservation experts agree there’s a better way to get there than weakening protections for our historic buildings.

A mea culpa for Mom & Pop shops!

In today's eblast, we inadvertently captioned this photo "Grippin House, 39 York Avenue." Well - this is Gripping Market, along with O'Boyle's Choice Meats, located at Caroline & Henry streets. The Griffins, who operated the market, lived on York Avenue, which is where our wires got crossed. Thanks to our dedicated readers for keeping us honest!
